LOTS NUMBERS 49 and 50, as shown on a certain map entitled,
11 Mattituck Heights, Subdivision Map Property of Gustav Bayer,
situate at Mattituck, Suffolk County, New York", surveyed by
Otto W. VanTuyl, licensed surveyor, Greenport, New York,
February 19, 1927 and filed in the office of the Clerk of the
County of Suffolk on March 25, 1927 under File 192.
TOGETHER with the use of a right-of-way eight (8) feet wide
to and from Wickham Avenue to Long Creek, a branch of Mattituck Bay,
to: pass and repass on foot only; said right of way commencing at
the Northerly junction of Middle Road and Wickham Avenue at a
concrete monument, running in a westerly direction eight (8) feetj
thence running in a Northerly direction 130 feet parallel with the
boundary line of property now or formerly of Hubert W. Klein and
Gustav Bayer, to mean high water mark of Long Creek; thence running
in an Easterly direction along Long Creek to land of Hubert W. Klein;
thence running in a Southerly direction along the Western boundary of
Hubert W. Klein, 130 feet to a concrete monument, the Northerly
junction of Middle Road and Wickham Avenue, the point or place of
beginning.
SUBJECT to covenants and restrictions of record.
SUBJECT to zoning ordinances and building regulations of any
Municipal Authority having jurisdiction over the premises.
BEING and intended to be the same premises conveyed to the
parties of the first part herein by deed dated October 2, 1957
from Charlotte A. Fitzmaurice and recorded do the Suffolk County
Clerk's office on November 1, 1957 in Liber of deeds 4385 cp 382.
