TOGETHER with a right-of-way for purposes of access to and egress from the Sound beach, over the face of the bluff, through the following described property: COMMENCING at a point in 'the boundary line between the lands of the parties_ of the first,part and lands this day conveyed to Barrie Vreeland and Joella Vreeland, his wife, which point bears South 220 20' 40" East 122.0 feet from the point where the easterly line of lands of the parties of the first part and the westerly line of lands this day conveyed to Vreeland intersect the high water line of Long Island Sound; Prom said point of beginning running South 460 44'. 10" East along the westerly line of lands .this day conveyed to Vreeland 175.07 feet to a concrete monument; Running thence in a southerly direction along the westerly line of lands this day conveyed to Vreeland South 220 20' 40" East 153.72 feet to a concrete monument; Running thence in a westerly direction still along lands this day conveyed to Vreeland South 560 23' 30" West 75 feet to a concrete monument;. Running thence in a northerly direction through the lands of the parties of the first part North 220 20' 40" West 330.54 feet to the point or place of beginning. No dwelling shall be erected upon this right-of-way. This right-of- way shall include the right to erect and maintain a stairway thereon. The parties of the first part covenant that they will not erectany structure thereon exceeding 10 feet in height above the existing grade of the land._ TOGETHER with a right-of-way over the 50 foot wide proposed road adjoining the premises above described on the southerly side thereof for purposes of ingress to and egress from Central Drive. This right includes the right to improve said proposed road and dedicate same to the Town of Southold without the consent of the fee owners of said proposed road or any other persons having the right to use same, but the fee owners of said proposed road shall also have the same right and may grant the same right to others. TOGETHER with a right-of-way, 50 feet in width, adjacent to the lands this day conveyed to the party of the second part and Barrie Vreeland, as tenants-in-common, and on the southerly side thereof, for the purpose of ingress and egress to and from Ruth Road and Luther's Lane. This right includes the right to improve said right-of-way and dedicate same to the Town of Southold without the consent of the fee owners of said right-of-way or any other persons having the right to use same, but said fee owners and such others having the right to use said right-of-way likewise retain the same right.
