Case, South 76° 58' 20" East a distance of 100.00 feet; running thence still along land now or formerly of Ruth B. Case, North 130 O1' 40" East to land of the North Fork Country Club; running thence along said land of the North Fork Country Club, North 890 42' 10" West to the point or place of begin- ning. TOGETHER with all the right, title and interest, if any, of the parties of the first part in and to Bay Road in front of and abutting said premises, to the center line thereof. TOGETHER with a free and unobstructed use in common with other owners of a right-of-way for passage on foot over a certain private road two (2) rods in width running from New Suffolk Avenue in a southerly direc- tion to Peconic Bay; said right-of-way being bounded on the North by New Suffolk Avenue; on the East by land of Beverly King; on the South by Peconic Bay; and on the west by land of the estate of George h. Case, deceased. SUBJECT to covenants and restrictions contained in deed from Ruth B. Case to the parties of the first part dated September 30, 1952, and re- corded in the Suffolk County Cleric's Office in Liber 3418 of Deeds at page 316 on October 8, 1952.
