ALL that certain lot, piece or parcel of land situate, lying
and being at Nassau Point, in the Town of Southold, County of
Suffolk and State of New York, known and designated as Lot Nurnbered
423 on a certain man entitled, "Mao of Section D, Nassau Point Club
Properties, Inc.", and filed in the Suffolk County Clerk's Office
as Map No. 806.
SAID PREMISES, according to survey of Otto W. Van Tuyl & Son
dated October 19, 1961, being more particularly bounded and des-
cribed as follows: BEGINTrINC at a point on the easterly line of
Little Peconic Bay Road at the southwesterly corner of the premises
herein described and the northwesterly corner of land of Wisniewski;
running thence along the easterly line of Little Peconic Bay Road
a 3Istance of 106 feet, more or less, to a point which is North 31
degrees 54 minutes 10 seconds West a distance of 105.72 feet from
the point of beginning and which point is the southwesterly corner
of premises this day conveyed to William Lechmanski and Anne Lech-
manski, his wife; running thence North 66 degrees 23 minutes 30 se-
conds East a distance of 227.0 feet; running thence South 24 de-
erees 36 minutes 30 seconds East a distance of 72.0 feet; running
thence South 57 degrees 53 minutes 30 seconds West a distance of
215.0 feet to the point or place of befrinning.
