party of the second part,
WITNESSETH,that the party of the first part,by virtue of the power and authority given in and by said last
will and testament,and in consideration of

second part,does hereby grant and release unto the party of the second part, the heirs or successors and

New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Park Avenue
where the same is intersected by the easterly line of land now
or formerly of C. H. Wickham, running thence southerly along
the easterly line of said Wickham's land South 11 degrees 25
minutes East 610 feet more or less to mean high water of
Peconic Bay, running thence easterly along mean high water
of Peconic Bay 120 feet more or less to land of C. H. Wickham,
running thence northerly along the westerly side of C.H. Wickham's
land North 11 degrees 25 minutes West 615 feet more or less to
the southerly side of Park Avenue, running thence westerly along
the southerly side of Park Avenue South 85 degrees 31 minutes
West 120 feet to the point or place of beginning.
