BEGINNING at a concrete monument located on the easterly line of
a certain 24 foot right-of-way known as Raccoon Road where the same is
intersected by the northerly line of premises of Sarah Ann Jennings
whiobi said point of beginning is the following courses and distances
from the point of intersection of the easterly line of Cox Neck Road
(a public highway) and the southerly line of a private road known as
Miller's Right of Way: (1) South 850 30t east a distance of 1147.61
feet,, more or less, to a concrete monument; (2) South 180 071 30" east
a distance of 435.33 feet to the concrete monument at the point of
beginning of the within described parcel; from said point of beginning
running.thence North 710 521 30" east along said premises of Sarah Ann
Jennings a distance of 153.37 feet to a concrete monument and lands of
�Ramsauer; running thence North 220 301 west along said lands of
Ramsauer and along lands of Pohl a distance of 125.36 feet; running
South 71° >y"21 3011 west along other lands of William H. Wertenberg a
distance of 143.81 feet to a concrete monument set on the easterly line
of said 24 foot right-of-way known as Raccoon road; running thence
South 180 071 30" east along the easterly line of said 24 foot right-of-
way known as Raccoon Road a distance of 125.0 feet to the concrete,
monument set at the point or place of beginning.

west of the parcel above described and comprising a portion of the land
lying in the bed of said 24 foot right-of-way known as Raccoon Road
bounded and described as follows:-
BEGINIQING at the same monument marking the point of baginning of
the parcel above described and running thence North 180 071-30" west
along the easterly line of said 24 foot right-of-way known as
Raccoon Road a distance of 125.0 feet to a concrete monument; running
thence South 710 521 30" west a distance of 12 feet to the center of
said 24 foot right-of-wag known as Raccoon Road, running thence South
180 071 30" east along the center of said 24 foot right-of-way known as
Raccoon Road a distance of 125.0 feet; running thence North 710 52' 30"
east a distance of 12 feat to the concrete monument set at the point or i

Xeeirs, administrators, executors, successors, assigns and grantees,
a right-of-way for ingress and egress over such portion of said
24 foot right-of-way known as Raccoon Road above described and conveyed,
and ALSO SUBJECT to all existing rights of wayheretofore conveyed by
William H. Wertanberg over said Portion of said 24 foot right-of-way
known as Raccoon Road.
TOGETHER with a right of way for ingress and egress in common with
all others now having or hereafter acquiring similar rights of way
over the following:
1. A certain private road known as Miller's Right-of-Way being
24 feet in width running in a general easterly direction from the
easterly side of Cox Neck Road (a public highway) to a point 1466.05
feet, more or less, from said easterly side of Cox Neck Road.
2. A certain 24 foot private right-of-way known as Raccoon Road,
running from a point on the southerly line of said Miller's Right-of-Way
South 16 degrees 07 minutes 30 seconds East a distance of 570.33 feet.
3. Another 24 foot right-of-way known as Dear Path Road, running
from a point on the southerly line of said Killer's Right-of-`clay South
22 degrees 30 minutes East a distance of 449.50 feet.
4. Another 24' foot right-of-way known as Fox Hollow koad, running
South 71 dogroes 52 minutes 30 seconds West a distance of 720.37 feet
in a general East=,-lest direction completely across the Property now or
formerly of William H. ldertenbarg.
5. A certain parcel of land lying between the westerly end of the
last abova-mentioned 24 foot right-of-way known as Fox Hollow Road and
the shores of Mattituck Creek bounded and described as follows;
Beginning at a point on the southerly line of said 24 foot right-of-
way known as Fox Hollow Road, which point is located north 71 degrees
52 minutes 30 seconds East,- a distance of 10.06 feat from the concrete
monument set at the and of said Fox Hollow -oad at the southwesterly
corner thereof; running thence south 12 degrees 07 minutes East, a
distance of 244.52 feet to a point; running thence north 71 degrees
52 minutes 30 seconds East a distance of 60.87 feet to a concrete
monument; running thence South 18 degrees 07 minutes 30 seconds East,
a distance of 84 feet, more or less, to the shores of Mattituck Creek;
running thence in a ganeral westerly direction along the shores of
IDiattituck Creak,a distance of 75 feet, more or less, to a point and
lands formerly of Young; running thence north 12 degrees 07 minutes
;lest along said lands formerly of Young, a distance of 305 feat, more
or less, to a concrete monument set on the southerly line of said
24 foot right-of-way known as Fox Hollow °bad; running thence north
71 degrees 52.minutes 30 seconds East along the southerly line of said
Fox Hollow Road, a distance of 10.06 feet to Sha point or place of
beginning.
6. <, certain Parcel of land lying between the easterly and of the
last above-mentioned 24 foot right-of-way known is Fox H0110w hoed and
the shores of Mattituck Creek bounded and described as follows:-
Beginning at a point marking the easterly end of said 24 foot
right-of-way known as Pox Hollow -oad at the southeasterly corner
thereof; running thence South 220 321 20" east alon:r, lands now or
formerly of W. G. Miller a distance of 300 feet, more or less, to the
shores of Mattituck Creek; running thence westerly along the shores of
liattituck Creek a distance of 50 feet, more or less, running thence
North 180 07, 30" '.lest a distance of 301.95 feet, mare or less, to a
concrete monument set on the southerly line of said 2L. foot right-of-way
known as Fox Hollow ,and; running thence North 670 301 East aion� the
southerly line of said 24 foot right-of-way known as Fox IIollow koad a
distance of 21F.81 feet to the point or place of beginning.
