Being the same premises conveyed to the grantors herein by deed dated 4/11/86
recorded 4/30/86 in Liber 10027, page 59.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to ally streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

the first pd rt will receive the consideration for this conveyance and will hold the right to receive such consid-

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Horton's Point,
Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the Northerly side of Sound View Avenue distant 250
feet Easterly from the point formed by the intersection of the said Northerly
side of Sound View Avenue with the Northeasterly side of Light House Road;
RUNNING THENCE North 21 degrees 23 minutes 50 seconds West 290 feet along the
Easterly side of land now or formerly of Green to the present high water mark
of Long Island Sound;
THENCE along the irregular high water mark of Long Island Sound on a tie line
bearing North 87 degrees 14 minutes 20 seconds East 113.92 feet to the land
of Karvelis (formerly A. McGee), which point is located North 19 degrees 03
minutes 20 seconds West 280 feet, from the Southeast corner of the property
herein described;
THENCE South 19 degrees 03 minutes 20 seconds East 280 feet along the
Westerly line of land of Karvelis (formerly of A. McGee) to the Northerly
line of Sound View Avenue;
THENCE South 83 degrees 46 minutes 40 seconds West along the Northerly line
of Sound View Avenue 100 feet to the point or place of BEGINNING.
