THIS INDENTURE,made the��day ofR6aN,�neteen hundred and sixty-two
BETWEEN KARL E. GUILER and VIRGINIA GUILER, his wife, residing at
730 Riverside Drive, New York 31, New York,
party of the first part, and IRVING W. SCHARF, SR. and ELISE G. SCHAEF, his
wife, residing at 321 Grant Avenue, Cresskill, New Jersey,

party of the second part,
WITNESSETH,that the party of the first part,in consideration of One Dollar and other valuable considera-
tion paid by the party of the second part,does hereby grant and release unto the party of the second part, the
distributees or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,]G31kxbMJ" situate,
lying and being in the Village of Mattituek, Town of Southold, County of
Suffolk and State of New York, known and designated as Lot Numbers 1
and 2 on a certain map entitled "Map of Point Pleasant", dated
April 1916, Franklin F. Overton, surveyor" and filed in the Suffolk
County Clerk's Office on May 17, 1916 as Map #720, said lots, taken
together, being bounded and described as follows-
BEGINNING at a monument set in the northerly side of a road
designated on said map as Home Pike where same is intersected by
the division line between lots 2 and 3 on said map; running thence
along the northerly side of Home Pike South 83" 16' West 93.61 feet;
thence northwesterly on an are bearing to the right with a radius
of 12.0 feet to the easterly side of a road shown on said map as
Silkworth Road; thence along the easterly side of Silkworth Road
North 26° 48' 00" West 382.69 feet to the mean high water line of
Howard's Creek; thence easterly along said high water line 215.73
feet more or less to the aforesaid division line between lots 2
and 3; and thence South 100 19' 00" East along said division line
345.74 feet to the point or place of beginning.
TOGETHER with all the right, title and interest of the party
of the first part of, in and to that portion of land below high
water mark and under. the waters of Howard's Creek adjacenttl said
j premises.
SUBJECT to covenants and restrictions of record affecting
said premises.
TOGETHER with a free and unobstructed right of way over the
road bordering on above described property to the main highway
known as Westphalia Avenue.

TOGETHER with all right,title and interest,if any,of the party er the fits[part E in and to any urteta and
mads l the es the above-described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights the party of the first part iand to said premises; TO HAVE AND TO
HOLD the premises herein granted unto flee party of the second part, the dutributces or successors and
assigns of the party of the second part forever.
AND the parry of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
Xv, the first part will receive the consideration for this conveyance and will hold the right to receive such coruid-
-�. rotation as a trust fund to be applied first for the purpose of paying the casts of the improvement and will apply
'O the same fust to the payment of the cast of the improvement before using any part of the total of the same for

AND the party of the first part covenants that the party of the first part has not done or suffered anything
