PARCEL I: BEGINNING at a concrete monument set at the westerly
line o a car ain 24 foot right of way with the northerly line of
another certain 24 foot right of way, which said point of beginning
is the following courses and distances from the point of intersection
of the easterly line of Cox Neck Road and the southerly line of a
private road known as Miller's Right of Way: (1) South 850 301 East'
a distance of 1439.11 feet to a concrete monument; (2) South 22°
301 East a distance of 449.50 feet along the westerly line of a
certain 24 foot right of way to point of beginning of the within
described parcels; from said point of beginning running South 710 52t
30" West along the northerly line of a certain 24 foot- right of way
a distance of 140.41 feet to a concrete monument; running thence
North 220 301 West along lands now or formerly of Wartenberg a distance
of 154'29 feet to a concrete monument; running thence North 670 301
East still along lands of Wartenberg adistance of 140 feet to the
westerly line of a 24 foot right of way first above mentioned; running
thence along the westerly 'side of 'a 24 foot right of way South 22" 301
East a distance of 165 feet to the concrete monument at the pointe or
place of beginning.
PARCEL III BEGINNING at a concrete monument set at the inter-
section of the westerly aide of a 24 foot right 'of way, running north
and south, and the northerly side of another 24 foot right of way,
running east and west, said point of beginning being the same monument
as the point of beginning of Parcel I above described; from said point
of beginning running North 22° 301 West a distance of 165.00 feet;
running thence North 67^ 301 East a distance of 24 feet to the easter-
ly side of said right of way; running thence South 220 301 East a
distance of 177.07 feet to the point in the center line of said 24 foot
right'of way, running in an easterly and westerly direction; running
thence South 670 301 West a distance of 23.54 feet to a pdht; running

southerly line of Parcel I above described; running thence along the

SUBJECT to existing rights of way over said 24 foot roadway run-
ning north and south sa reserved in a certain deed, made and executed
by.Raymond J. Miller, as sole surviving executor of the Estate of
William G. Miller to William H. Wertenberg dated September 8, 1953 and
recordttin the office of the Clerk of the County of Suffolk on
September 11, 1953 in Liber 3577 of deeds at page 92.
SUBJECT ALSO to the reservation by William H. Wertenberg, his
heirs, administrators, executors, successors, assigns and grantees,'
of a right of way for ingress and egress over said roadways described
as Parcel II above.
TOGETHER with a right of way for ingress and egress in common
with all others now having or hereafter acquiring similar rights of way
over the following: -
1. A certain private road known as Miller's Right of Way beiryg
24 feet in width running in a generally easterly direction from the
easterly side of Cox Neck Road, a public highway, to a point 1466.05
feet, more or less, from said easterly side of Cox Neck Road.
2. A certain 24 footprivate right of way running from a point
on the southerly line of said Millar"s right of way, South 18^ 074
30" East a distance of 570.33 feet.
3. Another 24 foot right of way running from a point on the
southerly line of said Miller's right of way, South 220 301 East a '
distance of 449.50 feet.
4. Another 24 foot right of way running South 710 52" 30" West a
distance of 720-37 feet in a general east-west direction completely
across the property now or formerly of William H. Wertenberg.
5. A certain parcel of land lying between the east end of the
last above mentioned 24 foot'right of way and the shores of Mattituok
Creek bounded and described as follows:
BEGINNING at a point marking the easterly end of.said 24 foot
right of way known as Fox Hollow Road at the southeasterly corner
_ thereof where the same is intersected by the westerly line of .
premises now or formerly of William G. Miller; running thence
South 220 321 20" East along said lands now or formerly of
W. G. Miller a distance of 300 feet more Or less to the shores
of Mattituck Creek; running thence westerly along the shores
of Mattituck Creek a distance of 50 feet more or less; running
thence North 180 07" 30" West across the beach to the foot of
the bank; running thence easterly along the foot of the bank and
parallel with the shores of Mattituck Creek a distance of 40 feet
more or less to a point which is distant 10 feet from the
boundary line of premises now or formerly of William G. Miller;
running thence North 220 32' 20" West to a point on the southerly
line of said 24 foot rapt of way known as Fox Hollow Road;
