State of New York, more particularly described as follows:-
BEGINNING at an iron pipe on the boundary line between land of
Sherwood Beebe and land of Clifford Case Estate, said point of beginning
being S. 13° 021 00" W. 295.62 feet along said boundary line from the
southerly line of New Suffolk Avenue, and said point of beginning being
the southeasterly corner of said land of Sherwood Beebe; from said
point of beginning running along said land of Clifford Case Estate,
S. 13- 021 0011 W. 150 feet, more or less, to ordinary high water mark
of Peconic Bay; thence westerly along said high water mark of Peconic
Bay, 100 feet, more or less, to land of Ruth Case; thence along said
land of Ruth Case, N. 130 021 00" E. 150 feet; more or less, to an iron
pipe at the southwesterly corner of said land of Sherwood Beebe; thence
along said land of Sherwood Beebe, S. 600 341 30" E. 100.0 feet to the
point of beginning.
TOGETHER-with a 15 foot right of way over, upon and across premises
formerly of Clifford T. Case and Oliver W. Case easterly along the
southerly side of the meadow to New Suffolk Avenue.
TOGETHER with a 15 foot right of way over, upon and across premises
of Ruth B. Case along the southerly side of the meadow to the westerly
