a WHEREAS, Clayton H. Hillard, now deceased, in the
r Fourth Article of his Last Will and Testament, dated July 7,
1959 and probated August 25, 1960 in the Surrogate's Court of
is Suffolk County, devised to Winifred H. Hillard a certain parcel
of real estate, and
WHEREAS, the description of said

Ij in certain respects indefinite, in that it is described as,
"the Parcel of real estate with the buildings and improvements
thereon being one-half (1) acre, more or less, at Peconic,
Town of Southold, County of Suffolk and State of New York,
which parcel is known as the homestead lot and is the first
g piece of property which I purchased from my mother, Maria J.
Billard", and
WHEREAS, the parties hereto desire to make said descrip-
tion more definite and certain, and
WHEREAS, the parties hereto have agreed and do hereby
agree that the description herein is the correct description of
said parcel. and that this Deed is given by the party of the
first part, and is accepted by the party of the second part in
Ili full for all her interest in said parcel of real estate so
devised to her, and the said party of the second part has placer
l her signature upon this Deed to signify her acceptance of the
'll said parcel, as herein described, as the correct description of
said parcel. and as full satisfaction of her devise of said
parcel of real. estate.
WITNESSETH, that the party of the first part, in
consideration of One and Ido/100 Dollars, (31.00) lawful money
of the United States, and other valuable consideration, paid by
the party of the second part, does hereby grant and release unto
the party of the second part, her distributees and assigns for-
ever, the following parcel of real estate:
ALL that certain plot, piece or parcel of land, together
�lwith the buildings and improvements thereon, situate, lying and
being at Peconic, Town of Southold, County of Suffolk and State
of New fork, bounded and described as follows:

COMMENCING at a pipe set in the Easterly line of Bay
Avenue which pipe is North 10 09' 00" East 177 feet measured
along the Easterly line of Bay Avenue from a monument marking
the intersection of the Easterly line of Bay Avenue with the
Northerly boundary line of land of Paul Stoutenburgh and from
said point of beginning running North 1° 09' 00" East along
the Easterly line of Bay Avenue a distance of 122 feet to a
pipe and. angle in said Easterly line of Bay Avenue, thence
running North 100 53' 30" West still along the Easterly line
of Bay Avenue a distance of 34.41 feet to a pipe, thence runnin
North 67° 53' 30" East a distance of 187.49 feet to a pipe,
thence running South 30° 38' 30" East a distance of 157.16 feet .
to a pipe, and thence running South 69° 57' 30" West a distance
of 265.85 feet to the Easterly line of Bay Avenue and the pipe
set at the point or place of beginning. Containing 0.775 Acres.
