valuable consideration paid by the party of the second part,
does hereby grant and release unto the party of the second part,
his heirs and assigns forever, all that certain plot, piece or parcel
of land, situate, lying and being at Mattituck, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the Easterly line of Marratooka Road distant
209.88 feet Northerly from a monument set on the corner formed by the inter-
section of the Easterly line of Marratooka Road with the Northerly line of
Bungalow Lane; running thence North 29 degrees 13 minutes 10 seconds West
along the Easterly line of Marratooka Road 360 feet; thence along other land of
Evelyn Audioun the following two courses and distances: (1) South 71 degrees
35 minutes 10 seconds East 100 feet; and (2) North 41 degrees 46 minutes 30
seconds East 193 feet to the centre line of a gutter separating the premises
herein described from land now or formerly of Harry B. Lupton; thence
Southeasterly along the centre line of said gutter to Deep Hole Creek, and
Southerly along the ordinary highwater mark of said Deep Hole Creek to a point
that would be intersected by a line drawn from the point of beginning on a bearing
of North 70 degrees 31 minutes 20 seconds East; and thence South 70 degrees
31 minutes 20 seconds West along other land of Evelyn Audioun 200 feet to the
point or place of beginning.
TOGETHER with all right,title and interest of, in and to any streets and
roads abutting the above described premises, to the center line thereof.
