York, at Nassau Point or Little Hog Neck, known and designated as
Lot 52, on a certain map entitled, "Map of Proposed Subdivision,
Section B, Nassau Point Club Properties,Inc., situate on Nassau Point,
Suffolk County, New York, surveyed by Wallace H. Halsey,: C.E„
Southampton, New York, June 191911, and filed in the office of the
Clerk of Suffolk County, said lot being more particularly bounded and
described as follows:
;v BEGINNING at a pipe on the easterly side of Nassau Point Road at the
northwest corner of the premises herein described; thence running
North 82- 001 East along the division line between Lots 51 and 52,
352.20 feet to the waters of Little Peconic Ray; thence running
South 70 161 20” East along the waters of Little Peconic Ray 100.01
feet; thence running South 820 001 West along the division line
between Lots 52 and 53, 335.34 feet to a monument on the east side
of Nassau Point Road; thence running in a northerly direction along
the easterly side of Nassau Point Road on the arc of a curve bearing
to the left a distance of 101 feet, more or less, to the point or
Place of beginning.
TOGETHER with all the right,title and interest of the parte of the

abutting_ said premises.
11BJECT,however, to an easement over a strip of land extending 15 feet
in width along and above high water mark which shall form part of a
common roadway for the benefit of all persons owning lands on said
Nassau Point.

heirs and assigns, willL �not at any time erect any house on said
Premises Gostin¢ less than $2500.00 except the ordinary out-houses
and that not more than one such dwelling shall be erected on said
Premises.
