M WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second pan forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being iatka at Cutchogue, in the Town of Southold, Suffolk County,
New York, bounded and described as follows: On the north by the
main highway, a distance of about. 82.5 feet; on the east by land now
or formerly of Midgley Estate, a distance of about 168.96 feet; on
the south by land now or formerly of Midgley Estate, a distance of
about .46.36 feet and on the west by land of Andrew J. Case, a
distance of about 208.56 feet.
TOGETHER with all of the right, title and interest of the party
of the first part of, in and to the Main Highway, adjacent to said
premises to the center line thereof.
BEING AND INTENDED TO BE the same premises described in a deed
from Alma R. Iverson to Harry Pumillo dated November 7, 1951 and
recorded in Suffolk County Clerk's office on November 9, 1951 in
liber 3287 of Deeds atpage361.
SUBJECT to the zoning and building restrictions and regulations,
if any, of the Town of Southold.
SUBJECT to encroachments of stoops, areas, cellar steps, trim and
cornices, if any, upon any street or highway.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, restrictions, and easements, if any,
contained in prior instruments of record.
SUBJECT to consents by party of the first part or any former
owner of the premises for the erection of any structure or structures
on, under or above any stre:it or streets on which said premises may
abut.
