THIS INDENTURE made the let day of May, 1961, between

Southold, County of Suffolk, State of New York, party of the

W I T N E S S E T H :-
That the party of the first part in consideration of
rf the sum of ONE ($1.00) DOLLAR and other good and valuable
' consideration paid by the party of the second part,, does hereby
grant and release unto the party of the second part, his
distributees and assigns forever, all those five (5) plots,
pieces or parcels of land, situate, lying and being in Mattituck,
Town of Southold, County of Suffolk and State of New York, as

Parcel No. 1: All that tract; piece or parcel of land,
situate, lying and being at Mattituck, in the Town of Southold,
s County of Suffolk and State of New York, bounded and described
as follows:-
, - BEGINNING at the intersection of the Westerly line of
Mill Lane with the Northerly.line of the Main Road, running
thence Westerly along said Northerly line of the Main Road, one
hundred and forty-eight and ninety-eight one hundredths (148.98)
feet to a monument and land of Lassard; thence northerly along
said land of Lassard and along land of the party of the first
part, described herein as Parcel No. 2, four hundred twenty-two
and three-tenths (422.3) feet to a monument; thence Westerly
along said land of the party of the first part described herein
as Parcel No. 2 and along land of Cox, land of W. B. Ruland and
land of Gillespie, to a large post at the Southeasterly corner of
land now or formerly of William L. Stewart; thence Northerly
along the Easterly line of land now or formerly of William L.
Stewart to land of the Long Island Railroad Company; thence
Easterly along said land of the Long Island Railroad Company to
.the Westerly line of Mill Lane; thence Southerly along said
Westerly line of Mill Lane, to the point or mace of beginning.
Containing about fourteen (14) acres, be the same dimensions and
area a little.more or a little less.

TOGETHER with all the right, title and interest of the
party of the first Dart of, in and to the Main Road and Mill Lane
adjacent to said premises on the South and East respectively,
to the center line thereof.
BEING and intended to be the same premises conveyed
by JAMES H. WINES and LAURA A. WINES, his wife, to the party of
the first part by deed dated the 9th day of April, 1924, and
recorded in the office of the Clerk of the County of Suffolk on
the 29th day of April, 1924, in Liber 1100 of Deeds, at page 74.
PARCEL NO. 2: All that certain lot or parcel of land
situate, lying and being in the Village of Mattituck, Town of
Southold, County of Suffolk and State of New York, bounded and
described as follows:-
BEGINNING at a monument set in the Northeast corner
of land formerly of the Riverhead Savings Bank as described in
a certain Deed from LeRoy E. Raynor, Referee, to the Riverhead
Savings Bank dated the 5th day of June, 1937 and recorded in the
office of the Clerk of the County of Suffolk on the 7th day of
June, 1937 in Liber 1924 of Deeds, at page 410, and running
thence Westerly along land of the party of the first part,
described herein as Parcel No. 1, one hundred three (103) feet
seven (7) inches to another monument and land of Cox; thence
Southerly along the said land of Cox ninety-three (93) feet
six (6) inches to a stone monument and land formerly of the
Riverhead Savings Bank and now of Lessard; thence Easterly along
said other land formerly of the Riverhead Savings Bank and now
of Lassard one hundred four (104) feet two (2) inches to a
monument and land of the party of the first part described herein
as Parcel No. 1; thence Northerly along said land of the party of
the first part ninety-two (92) feet eleven (11) inches to the
monument at the point or place of beginning.
BEING and intended to be the same premises conveyed by
'- the RIVERHEAD SAVINGS BANK to the party of the first part by deed
dated the. 4th day of June, 1941, and recorded in the office of the
Clerk of the County of Suffolk on February 5th, 1942, in Liber
2216 of Deeds, at page 571.
Parcel No. 3: All that certain piece or parcel of
land with the buildo�' s.,thereo erected, situate in the Village
of Matt ituek^`ounty oan Sf 'uffolk and State of New York, bounded
and described as follows: On the North by the land of the Long
Island Railroad; on the East by land of the party of the first

Highway; on the West by.Mill Lane., containing by estimation

the party of the first part, in and to the Main Highway and Mill
Lane, adjacent to said premises on the South and West respectively)
to the center line thereof, subject to the right of the public I

BEING and intended to be the same promisee conveyed
l by JAMES H. WINES and LAURA A. WINES, his wife, to the party
of the first part by deed dated the 18th day of March, 1913, and

Parcel No. 4: All that tract and parcel of land,
situate in the vicinity of Mattituck, in the Town of Southold,
County of Suffolk and State of New York, and more particularly
bounded and described as follows-
Bounded Southerly by the I
Main South Road, land of Warburg and land of Murray; Westerly
by land of the party of the first part described herein as Parcel
> No. 3; Northerly by land of the Long Island Rail Road Company;
Easterly by land of Ida M. Torrey and land of Warburg; supposed
to contain about seventeen (17) acres, be the same more or less.
TOGETHER with all the right, title and interest of the
party of the first part of, in and to the Main South Road as it
adjoins said premises on the South to the center line thereof.
Parcel No. 5: All that tract and parcel of land,
situate in the vicinity of Mattituck, in the Town of Southold,
County of Suffolk and State of New York, and more particularly
bounded and described as follows: Bounded Northerly by Suffolk
Avenue; Easterly and Northerly by land of Helen Tuthill; again
Easterly by Great Cove; Southerly by woodland of Walter Grabie,
on a straight line as indicated by the remains of an old fence;
r and Southwesterly and Westerly by a gutter and land now or
formerly of Cedric H. Wickham, being intersected by a highway
laid out and known as Marratooka Avenue, supposed to contain
about eighteen (18) acres, be the same more or less, EXCEPTING
AND RESERVING therefrom, however, a small triangular piece of
land and meadow at the Southwesterly corner thereof, as the stakes'
or atones were set up by Harriet 0. Lupton and Elmer D. Ruland;
and SUBJECT also to the use by Harriet 0. Lupton and Elmer D.
Ruland, and their heirs and assigns, of an open unobstructed.

road being the property line between the land described as
Parcel No. 5 and the land just above reserved.
TOGETHER with the appurtenances and all the right, '
title and interest of the said party of the first part, in and
to the said premises, except as above reserved and limited.

TOGETHER with all the right, title and interest of the
party of the first part of, in and to Marratooka Avenue and
Suffolk Avenue, as said Suffolk Avenue adjoins the premises on
the Eorth and as the said Marratooka Avenue intersects the said
premises, to the center lines thereof.
TOGETHER with the appurtenances and all the estate and
rights of the party of the first part, in and to said premises.
SAID parcels numbered 4 and 5 being and intended to
be the same premises conveyed to the party of the first part by
HARRIET 0. LUPTON by deed dated the 1st day of April, 1922, and
recorded in the office of the Clerk of the County of Suffolk on
the 14th day of April, 1922, in Liber 1043 of Deeds, at page 140.
TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, his distributees and assigns for-
ever.
AND the party of the first part covenants that he has
not done or suffered anything whereby the said premises have been
encumbered in any way whatever. _ _
