BEGINNING at a point on the westerly line of West Creek Avenue
L02.71 feet northerly along said line from the southeasterly corner
of land of the party of the first part; running thence westerly on a
line parallel to and 100 feet northerly from the southerly line of said
land of the party of the first part 228.43 feet; thence southerly on a
line at right angles to the last described course 30.0 feet; thence
westerly on a line parallel to the last described course 135 feet, more
or less, to ordinary high water mark of Wickham Creek; thence north-
westerly along said ordinary high water maxk of Wickham Creek 80 feet,
more or less; thence easterly on a line parallel to the southerly line
