TOGETHER with the right-of-way, if any, over a certain 25 foot private road leading from the southerly line of New Suffolk Avenue southerly to Peconic Bay. SUBJECT, HOWEVER, to all covenants and restrictions of record, and in particular to the following covenants and restriction: . That neither the said party of the second part, nor their heirs and assigns, shall or will manufacture, sell or cause or permit to be manufactured or sold, on any portion of the premises hereby to be conveyed, any goods or merchandise of any kind, and shall not carry on, or permittobe carried on, on any part of said premises, any .trade, business, commercial enterprise, boarding house, or profession whatso- ever. 2. That no more than one (1) dwelling house, or cottage, shall be erected on any strip of said premises having a frontage of less than 100 feet on Olefule Lane. 3. That no dwelling house costing less than $5,000, shall be erected on said premises unless the plans are approved in writing by the party of the first part. 4. That there shell be no outside toilets or outhouses erected. 5. That the said covenants are declared to be and shall be covenants attached to and running with the land.
