parcel of land being and situate at Mattituck, Town of Southold,
County of Suffolk, State of New York, being more fully described as
follows:
BEGINNING at a stake in the northeasterly line of Olejule Lane at the
intersection of premises now or formerly of Lathan, which stake is
located by running the following eleven (11) courses and distances
from a concrete monument set in the southeasterly line of Olejule
Lane at the interesection of the premises formerly of Doris E.
Wilsberg, and which concrete monument is the northwesterly corner of
lands conveyed to Doris E. Wilaberg by Julius Zebroski by deed dated
January 2, 1951 and recorded in the Suffolk County Clerk's office in
Liber 3176 of Deeds at Page 191:

Thence, from said point of beginning, North 430 151 10" East along
lands now or formerly of Lathan 161.10 feet to a stake at the inter-
section of lands now or formerly of Stella Thum;
Thence, South 35 401 20" East along lands now or formerly of Stella
Thum 100.0 feet to a stake;

Thum 115.0 feet to a stake set in the intersection of Olefule Lane;
Thence North 610 581 50e West along the northeasterly line of Olejule
Lane 101.93 feet to the point or place of beginning.
TOGETHER with all the right, title and interact of the party of the
first part, if any, in and to Ole,lule Lane in fromt of and adjacent to
the above described parcel.
TOGETHER with the right-of-way, if any, over a certain 25 foot private
road leading from the southerly line of New Suffolk Avenue southerly to
Peconic Bay.
SUBJECT, HOWEVER, to all covenants and restrictions of record, and in
particular to the following covenants and restriction:
. That neither the said party of the second part, nor their heirs and
assigns, shall or will manufacture, sell or cause or permit to be
manufactured or sold, on any portion of the premises hereby to be
conveyed, any goods or merchandise of any kind, and shall not carry on,
or permittobe carried on, on any part of said premises, any .trade,
business, commercial enterprise, boarding house, or profession whatso-
ever.
2. That no more than one (1) dwelling house, or cottage, shall be
erected on any strip of said premises having a frontage of less than
100 feet on Olefule Lane.
3. That no dwelling house costing less than $5,000, shall be erected
on said premises unless the plans are approved in writing by the party
of the first part.
4. That there shell be no outside toilets or outhouses erected.
5. That the said covenants are declared to be and shall be covenants
attached to and running with the land. The said restrictions, however

may be released or altered by the party of the first part at any time.
