THIS INDENTURE, made the , � day of August ,
nineteen hundred and sixty-two between H. ALVIN SMITH and
DOROTHY R. SMITH, his wife, both residing at New Suffolk
"'Avenue (no number), Mattituck, Town of Southold, Suffolk
County, New York, party of the first part, and EINAR B.
PAUST and MARY ELLEN PAUST, his wife, both residing at
Broadwaters Drive (no number) , Cutchogue, Town of
Southold, Suffolk County, New York, party of the second

WITNESSETH, that the party of the first part, in
consideration of Ten Dollars
($10,) and other valuable con-
sideration paid by the party of the second part, does hereby
grant and release unto the party of the second part, the
_ heirs or successors and assigns of the party of the second
part forever,

ALL that certain plot, piece or parcel of land,
with the buildings and improvements thereon erected,
situate, lying and being at or near Mattituck, in
the Town of Southold, County of Suffolk, State of
w New York, consisting of the northeasterly portion
I• o of that certain tract, piece or parcel of land
ws 0 which was conveyed to the party of the first part
by deed from H. Alvin Smith dated April 13, 1951 and
recorded April 19, 1951 in the Office of the Clerk
of Suffolk County in Liber 3205,page 284, of Convey-
ances, and being more particularly bounded and de-
scribed as follows:
BEGINNING at a concrete monument placed as a bound
at the southerly end of the easterly line of the
50 foot private road and right of way shown on a
certain map by Otto Van Tuyl & Son, licensed sur-
veyors, dated March 20, 1951, and attached to and
recorded with said deed:
RUNNING THENCE along the northerly side of an
existing private road, three courses, as follows:

(1) South 51 degrees Ol minutes 10 seconds east
17.26 feet; thence
(2) South 62 degrees 32 minutes SO seconds east
69.37 feet; thence
(3) South 51 degrees 45 minutes 40 seconds east
26.85 feet to an iron pipe set in the westerly
line of the property hereby conveyed;
THENCE south 0 degrees 38 minutes 50 seconds west
122.00 feet to another iron pipe;
THENCE south 89 degrees 30 minutes 30 seconds east
224.53 feet, more or less, along other land of party
of the first part to the ordinary high water mark of
Hall's Creek or Hall's Harbor;
THENCE northerly along said high water mark on a tie
line course of north 19 degrees 06 minutes 00 seconds
west 112.00 feet to the northerly boundary line of
said tract of land so conveyed to the party of the
first part by said deed dated April 13, 1951 and land
now or formerly of Smith and Suter; and
RUNNING THENCE along said land of Smith and Suter
north 74 degrees 39 minutes 20 seconds west 293.00
feet more or less to the point or place of BEGINNING.
The said premises so described and hereby conveyed
being as shown on a certain map of property surveyed
for Einar B. Paust by Otto Van Tuyl & Son on July 27,
1962, a copy being attached hereto for recording.
