BETWEEN VID J. CORCORAN and JOYCE M. CORCORAN, his wife, both residing at
38 Sherry Hill Lane, Manhasset, New York 11030
party of the first part, and PATRICIA E. SITLER, residing at 24 Florence Drive,
Manorville, New York 11949
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imjbc at Peconic, in the Town of Southold, County of Suffolk_ and State

a certain map entitled "Map of Property of Blanche T. Dickinson, Peconic, L.I. ,
N.Y." and filed in the office of the Clerk of the County of Suffolk on or about
June 6, 1929 as Map Number 860, said lot and part of lot when taken together being
more particularly bounded and described as follows:
BEGINNING at the corner formed by the intersection of the northerly side of Miami
Avenue (not open) with the easterly side of Mill Road (Inlet Road);
RUNNING THENCE from said point or place of beginning along the easterly side of
Mill Road (Inlet Road) , North 28 degrees, 00 minutes, OO seconds West 85.00 feet
(Deed) 90.00 feet (Actual) to the southerly side of land now or formerly of Julius
Maldutis Jr. ;
THENCE along said last mentioned land, North 62 degrees, 48 minutes, 00 seconds
East 123.17 feet to the mean high water mark of Goldsmith's Inlet (Peconic Inlet) ;
THENCE along the mean high water mark of Goldsmith's Inlet (Peconic Inlet) the
following two courses and distances:
1. South 13 degrees, 54 minutes, 29 seconds East 83.78 feet;
2. South 48 degrees, 16 minutes, 36 seconds West 33.73 feet to the northerly
r side of Miami Avenue (not open) and;
THENCE along the northerly side of Miami Avenue (not open) South 62 degrees, 48
minutes, 00 seconds West 70.00 feet to the corner first above mentioned at the
TAX MAP point or place of BEGINNING.

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec.067.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
