SUBJECT to the following covenants and restrictions which shall
remain in force until January 1, 1975 at which time they shall
terminate; with the proviso, however, that the same may be altered,
amended, or annulled in any respect, as to all or any part of the
tract of which this property is a part at any time by an instrument
in writing executed and aeknowledged in form for recording by the
grantor in this deed, its successors and assigns and the record
l owner of the affected parcel at the time.
1. The premises may be used for residential purposes only, and no
trailer, tent or camp, occupied or unoccupied, sha11 be permitted
on the premises; no dwelling thereon shall be occupied until such
time as the exterior and roof shall be fully completed and painted.
Land within 550 feet of the south line of Route 25 may be used for
business provided zoning approval exists or is obtained.
2. No building or any part thereof shall be erected or maintained
within 35 feet of the main highway on which the property fronts nor
within 10 feet of any side boundary line nor within 5 feet of the
rear line of the plot.
3. No outside toilets or outhouses are permitted on the premises.
4. No dwelling having a floor area of less than 1000 square feet
shall be erected on the premises.
5. No building or structure of any kind shall be erected or
maintained on the premises until a set of plans and specifications
thereof shall have been submitted to and approved in writing by an
officer of the first party or its successors or assigns. No other
building shall be erected on the premises until the main dwelling
has been constructed. Approval of plans shall not beunreasonably
withheld.
