York, bounded and described as follows:
BEGINNING at a point on the northerly side of a private road known
as "Oak Place", which point is the following four (4) courses and
i distances from the intersection of the easterly line of Factory
Avenue and the northerly line of the Long Island Railroad right of
way: (1) North 170 18' 20" West 325.33 feet along the easterly
line of Factory Avenue; (2) North 770 27' East 65.33 feet along
land now or formerly of Konchalski; (3) South 130 54' East 66.0
feet along land now or formerly of Konchalski; and (4) North 770
27' East 132.0 feet along land now or formerly of Konchalski and
of Nine, the said last course being along the northerly line of
a private road known as "Oak Place"; and running thence from said
point of beginning, North 130 54' West 66.0 feet along land now
or formerly of Nine to a point; running thence North 770 27' East
88.25 feet along land now or formerly of Todrick to a monument;
running thence South 170 26' 20" East 66.23 feet along the west-
erly side of a private road known as "Walnut Avenue" to a point;
and running thence South 770 27' 'West 92.34 feet along the north-
erly side of a private road .known as "Oak Place" to the point or
place of beginning.
TOGETHER with a right of way for ingress and egress over said
