THIS INDENTURE made the 17th day of March 1961, between
Robert Hammonds and Marinette Hammonds, his wife-, both residing
at1115 Fifth Avenue, New York City, New York, formerly of 275
West Ridgewood Avenue, Ridgewood, ew Jersey, party of the first
part, and Creighton W. Phillips/ad*Dorothy A. Phillipe, his wife,
both residing at 156 Brompton Road, Garden City, New York, party

p�� WITNESSETH, that the party of the first part, in consideration of
Z4 51.00 and other valuable consideration, paid by the party of the
o usecond part, does hereby grant and release untothe party o£ the
A0 pc econd part, the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at Nas-
sau Point, Town of Southold, County of Suffolk and State of New
York, known and designated as lot 56 on a certain map entitled,
VAmended Map 'A' of Nassau Point owned by Nassau Point Club Prop-
erties, Inc., Situated in the Town of Southold, Long Island, New
York", surveyed June 28, 1922, by Otto VanTuyl, Civil Engineer and
Surveyor, Greenport, New York, and filed in the office of the Clerk
of the County of Suffolk on August 16, 1922, as map #156.
BEING and INTENDED to be the same premises conveyed to the party of
the first part by deed made by Wallace W. J. Skinner, dated May 1,
1959, and recorded in the office of the clerk of the County of Suf-
folk May 6, 1959, liber 4621 of conveyances, page 587.
TOGETHER with all the right, title and interest of the party of the
first part of, in and to the land lying in the bed of the street in
front of and adjoining said premises to the center line thereof.
TOGETHER with all the right, title and interest of the party of the
first part of, in and to the land under the water of Little Peconic
Bay, and of the dock.in front of the premises in said water of Lit-
tle Peconic Bay, abutting said premises.
SUBJECT to any state of facts an accuate survey might show, and to
covenants, restriction's, easements, agreements and zoning regula-
tions of record, if any.
This conveyance is made and accepted SUBJECT to an indebtedness
secured by a mortgage upon said premises held by the Riverhead Sav-
ings Bank which mortgage was recorded in the Suffolk county clerk's
office on the 6th day of 14ay, 1959, in liber 3207 of mortgages, at
page 570, on which there is an unpaid principal balance of $20,075
with interest from March 17th, 1961 , at the rate of 53 per annum

which said mortgage debt the party o
and agrees to pay as part of the purchase price of the above
described premises, and the party of the second part hereby executes
and acknowledges this instrument for the purpose of complying with
the provisions of Chapter 502 of the Laws of 1938.
TOGETHER with the appurtenances and all the estate and rights of
the party of the first partin and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party
of the second part forever.
