WITNESSETH,that the parry of the first part,in consideration of One Dollar and other valuable considera-
tion paid by the party of the second part,does hereby grant and release unto the party of the second par,the
distributees or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Fleet's Neck, near Cutchogue,
Suffolk County, New York, bounded and described as follows:
BEGINNING at a concrete monument set on the easterly line of West
Creek Avenue on that course of said line which runs North 00 52' 50"
East, at a point on said course 42.0 feet northerly fm In the initial
point of said course; and .being on the southerly line of a 50 foot
private road known as Lone PineRoad; running thence along the southerly
line of said 50 foot private road known as Lone Pine Road, North 650
40' 10" East 180.60 feet to the westerly line of a 33 foot private
road; thence along the westerly line of said 33 foot private road, Sout!
190 05' 10" East 150 feet; thence along otherlandof the parties of
the first part South 650 40' 10" West 195.00 feet to said easterly
line of West Creek Avenue; thence along said easterly line of West
Creek avenue, two courses as fellows: (1) North 190 05' 10" West
11.64 feet; thence (2) North 0 52' 50" East 42.00 feet to the point
of beginning.
TOGETHER with a right of way over said private road known as Lone Pine
Road and.said 33 foot private road solar as said private roads abut
the premises.
SUBJECT to the following covenants and restrictions of record being
the same..premises conveyed to J. Wallace Hurff by LeRoy S. Reeve
and De�Lancey S. Pelgrift, Executors and Trustees under the Last
Will and Testament of George H. Fleet by Deed recorded in the Office
of the Clerk of Suffolk County, in Liber 3066 Page 72.
