residing at Cutchogue, Suffolk County, New York,

WrMMETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain lot,piece or parcel of land,with the buildings and improvements thereon orested,situate,
lymgaudbcmg at Nassau Point, near Poconia, in the Town of Southold,
County of Suffolk and State of New York, known and designated as Lot No.
41 on a certain map entitled, "Map of Proposed Subdivision, Section A.
Nassau Point Club Properties, Inc., situate on Nassau Point, Suffolk
County, N.Y., surveyed by Wallace H. Halsey, C.B., Southampton, N.Y.,
Ttn10 1919", and filed in the Suffolk County Clerk's Office.
TOGETHER with all the right, title and interest of the party of the
first part, if any, of, in and to the land under water of Little Poconic
Bay abutting said premises.
Subject to any state of facts which an ace urato survey would show.
Further subject to covenants and restrictions, and easements, if any,
of record.
Being and intended to be the same promises conveyed to Else Ederle
Mariana by Leon P. Bran and Lillian Brac, his wife, by dead dated
September 22, 1951, and recorded in the Suffolk County Clerk's Office
on September 28, 1951 in Liber 3270 of deeds at page 232, and the same
promises thereafter conveyed by Else E. Moricca to Louis A. Moricca and
Else 3. Moricca, his wife, as tenants by the entirety, by deed dated
March 28, 1957 and recorded in the Suffolk County Clerk's Office on
March 29, 1957 in Liber 4279 of Deeds at page 122.
Subject to a mortgage hold by Riverhead Savings Bank.
