Subject to any state of facts which an ace urato survey would show. Further subject to covenants and restrictions, and easements, if any, of record. Being and intended to be the same promises conveyed to Else Ederle Mariana by Leon P. Bran and Lillian Brac, his wife, by dead dated September 22, 1951, and recorded in the Suffolk County Clerk's Office on September 28, 1951 in Liber 3270 of deeds at page 232, and the same promises thereafter conveyed by Else E. Moricca to Louis A. Moricca and Else 3. Moricca, his wife, as tenants by the entirety, by deed dated March 28, 1957 and recorded in the Suffolk County Clerk's Office on March 29, 1957 in Liber 4279 of Deeds at page 122.
