certain map entitled, "Mattituck Heights Subdivision Map Property of
Gustav Bayer, situate at Mattituck, Suffolk County, New York" sur-
veyed February 19th, 1927, by Otto W. Van Tuyl, L. S., Greenport,
New York, and filed in the office of the Clerk of the County of
Suffolk on the 25th day of March, 1927, under File No. 192, bounded
and described as follows:
BEGINNING at a point on the southerly side of Bayer Road distant
75 feet westerly as measured along the southerly side of Bayer Road
from the corner formed by the intersection of the said southerly
side of Bayer Road with the westerly side of Grant Boulevard; run-
ning thence through Lot 57, South 58' 551 03" East 174.89 feet to
the easterly line of Lot 58 as shown on the aforesaid map; thence
along the easterly line of Lot 56, North 750 571 10" East 13.41 feet
to the westerly side of Grant Boulevard; thence along the easterly
side of Grant Boulevard South 140 021 50" East 21.11 feet to the
easterly line of Lot 70; thence along the easterly line of Lot 70,
South 750 57t 10" West 79.88 feet; thence through Lot 58 North 580
551 30" West 142.94 feet to the southerly side of Bayer Road; thence
along the southerly side of Bayer Road North 310 041 30" East 62 feet
