BEGINNING at a point on the ordinary high water mark of Cutchogue
Harbor at the southeasterly corner of the premises herein described,
adjoining land of William Wickham and Helen Wickham; running thence
along said land of Wickham, North 710 261 3011 West 100 feet, more or
less, to a marble monument; thence on the same course still along
said land of Wickham 319.89 feet to a concrete monument; running thence
along land of John Wickham and others, North 27° 481 00" East 86.11
feet to a concrete monument; running thence along other land of John
Wickham and others and parallel to the first course herein described,
South 710 261 30" East 329.51 feet to a concrete monument; thence on
the same course 90 feet, more or less, to said ordinary high water
mark of Cutchogue Harbor; thence along said ordinary high water mark
of Cutchogue Harbor, South 270 481 00" West 86,11 feet to the point

TOGETHER with a 20 foot right of way for access between said
premises and Old Harbor Road, the easterly and southerly line of which
is described as follows:'BEGINNING at a concrete monument at the
northwesterly corner of the promises hereby conveyed and running thence
