WITNESSECH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lyingandbeingilqdri,x at Nassau Point or Little Hog Neck, Southold Town,
Suffolk County, New York, known and designated as lot X1354 on map
entitled, "Map of Section D, Nassau Point Club Properties,. Inc.". situate
at Nassau Point, Southold, Suffolk County, New York, surveyed March 24,
1926, by Otto W. Van Tuy1, C.E. and Surveyor, Greenport, New York and
filed in the office of the Clerk of the County of Suffolk, New York on
May 7, 1926, file #806; more fully described as follows:
BEGINNING at a monument set on the easterly side of Old Cove Road, said
monument being at the intersection of lots #354 and 355; thence running
in a northerly direction along Old Cove Road, N. 34 degrees 17' E.
113.13 ft. to lot #353; thence running in an easterly direction, along
the southerly side of lot number 353 S. 55 degrees 04' E. 217 ft. to a
pipe; thence running in a southerly direction along the westerly side
of lots #372 and 371 S. 17 degrees 26' W. 91 ft. to a concrete monument;
thence running in a westerly direction along the northerly side of lot
#355 N. 61 15' W. 244.50 ft. to a monument set in Old Cove Road, or the
point or place of beginning.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, restrictions, utility easements, and agreements.
BEING the same premises previously conveyed to the party of the first
part by deed dated April 21, 1961, and recorded in the Office of the
Clerk of the County of Suffolk on April 28, 1961, in liber 4979 at
page 346 of deeds.
