valuable consideration paid by the parties of the second part,
does hereby grant and release unto the parties of the second part,
their heirs and assigns forever,all that certain piece, parcel or tract
of land situate, lying and being at Mattituck, in the Town of Southold, County of
Suffolk and State of New York, and bounded and described as follows:
BEGINNING at a locust post on that course of the westerly line of Olejulane
p which runs South 4 degrees 56 minutes 40 seconds West 185.76 feet southerly along
Y �-{ said course from land now or formerly of Maurice King, being the southeasterly
corner of other land of the parties of the second part; and running along said
westerly line of Olejulane, South 4 degrees 56.minutes 40 Vdg**West 50.0 feet;
thence along land conveyed, or about to be conveyed, by the party of the first part
to Siemerling, North 87 degrees 24 minutes 50 seconds West 210.18 feet to a point
10 feet westerly from the easterly edge of a proposed dredged channel; thence
northerly on a line 10 feet westerly from said easterly edge, 50 feet, more or
less, to said other land of the party of the second part; thence along said land,
South 87 degrees 24 minutes 50 seconds East 210. 18 feet to the point of beginning.
TOGETHER with all of the right, title and interest, if any, of the party of the
first part of, in and to Olejule Lane in front of and adjacent to the above described
premises.
TOGETHER with the right to use the westerly thirty (30) feet of said channel
when completed in common with other for the purpose of passing from the premises
hereinabove described to the waters of James Creek, or any arms-or branches
thereof, it being understood that said channel shall be forty (40) feet in width and
shall have a minimum depth of four (4) feet of water at the mean low tide, and shall
be completed by the party of the first part not later than January 1, 1962„
TOGETHER with a right-of-way, if any, over a certain 25 foot private road
leading from the southerly line of New Suffolk Avenue southerly to Peconic Bay.
