HOPF and ELIZABETH C. KOPF, his wife, residing at 24 Vista Drive, Great Neck, New York, - party of the second part, I WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration paid by the party of the second par[,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and ireprovernants thereon erected,situate, lying and being in the Village of Mattituck, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at an iron pipe set on the southerly line of Park Avenue at - the northeasterly corner of land conveyed by W. Raynor Wickham to Anthony LoCastro; running thence along the southerly line of Park Avenue, N. 720 50' E. - 86.55 feet to an iron pipe; thence along the southerly line of'a private road, S. 650 39' E. - 58.90 feet to a concrete monu- ment; thence along land of Marratooka Club, S. 110 27' E. - 700 feet, more or less, to ordinary high water mark of the Great Peconic Bay; thence westerly along said ordinary high water mark 144 feet, more or less, to land of Anthony LoCastro; thence along land of said Anthony LoCastro, N. 110 13' W. - 680 feet, more or less, to the point of begin- ning. Containing by estimation 2.2 acres, more or less. TOGETHER with a right of way, in common with others, 33 feet in width to Gardiner's or Deep Hole Creek, said right of way being a continuation on the east of Park Avenue. Being the same premises conveyed to the party of the first par: by deed dated December 26, 1959, by W. Raynor Wickham and Olive F. C. Wickham, duly recorded in the Office of the Clerk of Suffolk County on January 8, 1960 in Liber 4751 on Page 499.
