BETWEEN CLARENCE C. VAN DEUSEN, residing at Mattituck, Suffolk
County, New York,
party of the first part,and MELVILLE A. KELSEY, JR., and JACgUELINE D. KELSEY,
his wife, both residing at Mattituck, Suffolk County, New York,

WiTNMErK that the party of the first pan,in consideration of Ten Daiwa and other valuable consideration
paid by the party of the sewnd part,does hereby grant and release unto the party of the seond part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying andbeingia= at Mattituck, Town of Southold, Suffolk County, New York,
bounded and described as follows:
$ BEGINNING at a point on the northerly side of a private road
j where the same is intersected by the easterly side of land now or
formerly of Mabel L. Lupton; running thence along said land North 10
degrees 31 minutes West 151.75 feet to Deep Hole Creek; running
thence in a general easterly and southerly direction along Deep Hole
Creek the following tie line courses and distances; (1) North 60
degrees 39 minutes 40 second-s'East 203.41 feet; (2) South 70 degrees
29 minutes 50 seconds East 40.42 feet; (3) South 8 degrees 17 minutes
' 50 seconds East 198.34 feet to the northerly side of said private
i road running thence along .btse.northerly side of said private road
South 79 degrees 45 minutes West 219.84 feet to the point or plats of
beginning.
TOGETHER with a right of way over the 20 foot wide private road
to and from the premises hereby conveyed to Marratooka Lana, and'to
and from Deep Hole Creek at the end of said 20 foot private road where
it adjoins Deep Hole Creek on the easterly end of Lupton's point.
TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to the waters of Deep Hole Creek, (which
is also known as Gardiners Creek and Willes Creek), immediately bound-
ing said premises on the north and east.
Being and intended to be the same premises described in deed
dated November 15, 1961 and recorded in the Suffolk County Clerkts
Office on December 19, 1951 in Liber 3302 of deeds, page 18.
