Arena from said point of beginning running along said lands of Arena and passing through a monument North 20 degrees 12 minutes 40 seconds West 428.28 feet to the ordinary highwater mark of Long Island Sound; thence along said ordinary highwater mark of Long Island Sound as measured on a tie line course and distance North 66 degrees 31 minutes 20 seconds East 100.00 feet to other land of the Estate of P. McNulty; thence running South 21 degrees 27 minutes 20 seconds East along last mentioned land and passing through an iron pipe 418.87 feet to an iron pipe set on said northerly line of Sound View Avenue; thence along said northerly line of Sound View Avenue South 61 degrees 51 minutes 00 seconds West 110.00 feet to the point or place of beginning. TOGETHER with all the right, title and interest of the party of the first part in and to the land lying beyond and to the North of the highwater mark of the Long Island Sound lying in front of and adjacent to the above described premises.
