BEGINNING at the intersection of the southerly line of New
Suffolk Avenue with the westerly line of a proposed 50 foot highway
to be known as "Zaleski Lane"; said point of beginning being 333.49
feet easterly along said southerly line from the easterly line of
Deep Hole Drive; from said point of beginning running along said
westerly line of said proposed highway, S. 2^ 401 4011 w. 174.41 feet;
thence along other land of the party of the first part two courses
and distances as follows: (1) N. 87° 191 20" W. 122.0 feet; thence
(2) N. 20 401 40" E. 186.0 feet to said southerly line of New
Suffolk Avenue; thence along said southerly line, S. 810 531 50" E.
122.55 feet to the paint of beginning.
TOGETHER with a right of way over said proposed 50 foot highway
to be known as "Zaleski Lane" from the southeasterly corner of the
premises northerly to New Suffolk Avenue.
SUBJECT to the following covenants and restrictions:
1. No buildings other than one private dwelling house for the
use and occupancy of one family and one private garage shall be
erected on said premises. No such dwelling house shall have a
first floor area of less than 1000 square feet, not including porches
or garage, and shall not cost less than $13,000.00.
