assigns of the party of the second part forever, the undivided one-half interest of the
aforementioned decedent in and to the parcels hereinafter set forth,
PARCEL 1 ALL that certain plot,piece or parcel of land,with the huildings and improvements thereon erected,situate,
lying and beingyyW at Mattituck, Town of Southold, County of Suffolk and
State of New York, and more particularly bounded and described as
follows:
BEGINNING in the northerly line of a Right-of-Way, known as Miller's
Right-of-101ay, as shown on a map made by W.H.Pike, Surveyor in May 1907,
said point being Two hundred and ten (210) feet westerly from the
north easterly corner of the land of the party of the first part
hereto; running thence in a straight line south 290 451 East along
and adjoining the land now or formerly belonging to Selah Young, Jr.,
Six hundred and seventy-six (676) feet to Mattituck Creek; thence
easterly along and adjoining Mattituck Creek, One hundred and twenty
five (125) feet; thence North 330 411 West Five Hundred and ninety_
(590) feet to the northerly line of Millerts Right;-of-Way; thence
North 850 301 West along the northerly line of said Right-of-Way
one hundred and five (105) feet to the point or placeofbeginning,
being the Westerly portion fYom a straight line, drawn centrally
through the property purchased by the party of the first part ,
hereto from Emma 11. Young, of Mattituck, on the ninth day of March
in the year One thous and, nine hundred and twenty five;
INCLUDING riparian rights, If any, vested in the party of the first
part, hereto , and also the use forever, together with others, of
Miller's Right-of-Way, as shown on map, to the,Public Highway.
Being the same premises conveyed to William G. Miller by deed
executed and delivered by Albert H. Hammond and Marion C. Has mond,
his wife, dated April 14, 1925 and recorded in Suffglk County
Clerk's Office on May 12,, 1925 in Liber 1134 of Deeds; at page 103,
PARCEL 2 ALL that Tract or Parcel of Land situate in the Village of Mattituck,
County of Suffolk and State of New York, briefly described as

described at a monument to be placed at the interesection of land
of William G. Miller and Mattituck Bay, thence running southwesterly
by and with Mattituck Bay a distance of 300 feet to land belonging
to Joshua I. Young, thence running northwesterly, by and with land
belonging to Joshua T. Young to land belonging to Charles Schindler,
ZF a distance of 818 feet, thence running Easterly by and.with land
. belonging to Charles Schindler, a distance of 2tO feet to a monument
7and land belonging to William G. Miller, thence running S. 29 degrees
5 LS minutes E. by land belonging to William G. Miller a distance of
L`0 676 feet to Mattituck Bay, the point or place of beginning containing
L-33 acres. _
Being the same premises conveyed to the said Albert H. Hammond by
deed dated February 24th, 1926 by Josephine F. Young, Florence Gi
Young, Helen Peck Young, Pulliam D. Young, David T. Young, Selsh
Percival Young and Sallie Anne Young, his wife, being aLl the heirs
at law and next of kin of Selah Young, Jr. Deceased.
Being the same premises conveyed to William G. Miller by deed
executed and delivered by Albert N. Hammond and Marion C. Hammond,
his wife, dated March 10, 1926, and recorded in Suffolk County
Clerk's Office on March 16, 1928, in Liber 1305 of Deeds at page 410.
PARCEL 3 ALL that certain triangular plot of land situate, lying and beeing at
fiattituck, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point in the northerlyline of Miller's Right of Way
which right of way is twenty-four (2 ) feet wide; at a monument set
in said land at that point, which point of beginning is the north-
easterly corner of land recently conveyed by Albert H. Hammond, in d
wife, to William G. Miller by deed dated April 14th, 192$ and
recoraea in Suffolk County Clerk's Officeon May 12, 1925, in Liber
1134 of deeds, page 103, running thence south 330 41 minutes east
five hundred ninety (590) feet more or less along the 'easterly
boundary line of land conveyed by said Hammong to Miller by said
deed to Mattituck Creek; thence easterly.along and adjoining
Mattituck Creek, fifty (50) feet, and thence northwesterly in a
straight line a distance of approximately five hundred ninety (590)
feet to the said monument which lies in the northerly line of
Miller's Right of Way, the point or place of beginning.
TOGETHER with any and all riparian rights of�parties of the first
part, of, in and to Mattituck Creek, lying in front of and adjoining
said premises on the south; and also together with any and all rights
of the parties of the first part of, in and to the full use and
enjoyment of Miller's Right of Way adjoining said premises on the
north.
Being the same premises conveyed to William G. Miller by deed
executed and delivered by Albert H. Esmond and Marion C. Hammond,
his wife, dated April 16, 1927, and recorded in Suffolk County
Clerk's Office on April 21, 1927 in Liber 1263 of Deeds at page 573.
Excepting therefrom a portion of the above described premises bounded
and described as follows:
ALL those certain lots, pieces or parcels of land, situate, lying
and being on Youngs Point, at Mettituck, Suffolk County, New York,
being more particularly bounded and described as follows:
PARCEL A BEGINNING at a concrete monument set at the intersection of the
southerly line of the land of Charles Schindler with the easterly
line of the land, formerly of Joshua T. Young, and running thence
from said point of beginning S. 850 30' E. along the southerly line
of the land, formerly of Charles Schindler, 139.26 feet; thence S.
220 30' E. along other land of the party of the first part 6.73 feet
to the northerly line of a right-of-way, commonly known as "Miller's
right-of-way" shown on a survey by W.H.Pike .in 1907; thence N. 850
30' W. along the northerly line of said right-of-wag 139.26 feet;
thence N. 220 30' W. along the land, formerly of Joshua T. Young,
6.73 feet to the point or place of beginning.
PARCEL B BEGINNING at a point formed by the intersection of the southerly
line of a right-of-way, commonly known as "Miller's right-of-way"
shown on survey by W.N.Pike in 1907, with the easterly line of the
land, formerly of Joshua T. Young, and running thence from said•'
point of beginning S. 850 30' E. along the southerly line of said
V right of way 139.26 feet; thence s, utherly, easterly and again
i southerly along the land of the party of the first part, the
following courses and distances: (1) S. 220 30' E. 437.34 feet,
(2) N. 670 30' E. 71.82 feet, (3) S. 220 32' 20" E. 271.1}]. feet
to Mattituck Creek; thence westerly along Mattituck Creek, a
tie-line along said Creek running the following courses and dis-
tances: (1) S. 670 47' 30" W. 113.90 feet, (2) S. 500 20' 20" W.
85.98 feet to the land formerly of Joshua T. Young; thence N. 220
30' W. along the land formerly of Joshua T. Young 796.75 feet to
the point or place of beginning.
The above described PARCEL B is hereby conveyed subject to a
right-of-may in favor of the owners of the property to the east
of the parcel I and II herein, the title to which is presently
in the Estate of 'Nillism G. Miller, and in favor of their
devisees, distributees, or assigns, which right is hereby
reserved in perpetuity over the premises described as follows
for the purpose of ingress and egress:
BEGINNING at a point formed by the intersection of the southerly
line of the said right-of-way, commonly ]mown as "Miller's right-
of-way" with the westerly line of other land of the party of the
first part and running thence southerly, easterly and again
southerly, along the land of the party of the first part the

from the land of the party of the first part the following
courses and distances: (1) S. 670 30' W. 95.84 feet, (2) N.

"Miller's right-of-way" 26.94 feet to the point or place of
beginning.
Together with a right-of-way in Savor of PARCELS A and herein
described, in common with others westerly over the right-of-may
shown on survey of W.H.Pike in 1907 commonly 'mown as "Miller's
right-of-way" to the public highway..
Being the same premises conveyed to William H. Wertenberg by
deed executed and delivered by Raymond J. Miller, as sole sur-
viving executor of the Estate of William G. Miller, deoessedp
dated September 8, 1953.
