Paid by the part y of the second part,does hereby drant and release unto the
Party of the seemed part, his distributees and assigns forever,all
that certain plot, niece or parcel of land with the buildings and
improvements thereon erected, situate, lying and being at Mattituck,
in the Town of Southold, County of Suffolk, and State of New York,
and more particularly bounded and described as follows:-
BEGINNING at a concrete monument set on the southwesterly line
of Sound Avenue at a point marking the northwest corner of the lands
herein described and the northeast corner of lands of Prins, and
running thence from said point of beginning along the southwesterly
line of Sound Avenue, South 720 49' 20" East 157.00 feet to a
monument; running thence along other lands of William Unkelbach the
following three courses and distances: (1) South 170 10' 40" West
24.50 feet to a monument; (2) South 10" 22' 00" East 330.06 feet to
a monument; and (3) South 690 17' 20" West 275.62 feet to a monument
set on the easterly line of lands of Prins; running thence along said
lands of Prins the following two courses and distances: (1) North
90 13' 30" West 192.00 feet to a monument; and (2) North 150 57' 10"
East 314.53 feet to the monument set on the southwesterly line of
Sound Avenue at the point or place of BEGINNING.
TOGETHER with all the right, title and interest of the party
of the first part in and to Sound Avenue in front of and adjoining
said premises on the North.
