residing at Peconic Bay Boulevard, Mattituck, Suffolk County, Now York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of

A lawful money of the United States,and other good and valuable consideration,paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being msfrx at Mattituck, in the Town of Southold, County of
Suffolk, State of Now York, bounded and described as follows:-
BEGINNING at an iron pipe on the westerly line of Olejulane
at the southeasterly corner of land of Janoczko; from said point
of beginning running along said westerly line of Olojulano two courses
as follor:
(1) S. 4. 561 40" W.-12.39 foot; thence
(2) S. 140 031 2011 E.- 82.61 feet to an iron pipe; thence through
land of the party of the first part, No840 561 2011 W.-222.26 feet
to a point 10 feet westerly from the easterly edge of a proposed
dredged channel; thence northerly on a line 10 feet westerly from
said easterly edge 85 foot more or less to said land of Janoczko; -
thence along said land of Janoczko and passing through an iron pipe,
5.870 241 5011 E.-210.18 foot to the point of beginning.
'BOGECHER with all the right, title and interest of the party of
of the?Trapart, if any, in and to 010jule Lane in front of and
adjacent to the above described premises to the center line thereof. .
TOGETHER with a right-of-way, if any, over a certain 25 foot
'Private Road leading from tha southorly line of New Suffolk Avenue

Being and intended to be a portion of the promises heretofore
convoyed by Leslie R. Bermingham to the party of the first part by
Good dated January 24, 1944, and recorded in the Suffolk County
'Clark's Office in liber 233of deeds at page 444 on January 25,
1944, at 4:41 P.M.
SUBJECT TO THE POLLOWING COVENANTS AND RESTRICTIONS:
1. That neither the said parties ofthe second part, nor their heirs
and assigns, shall or will manufacture,.. sell or cause or permit to be
manufactured or sold, on any portion of the promises herein conveyed,
any goods, or merchandise of any kind, and shall not carry on or
permit to be carried on, on any part of said premises any trade.
