TOGETHER with an undivided one-half interest in a 20 foot right
of way the westerly line of which begins at the northerly terminus
of course "2" hereinabove described and runs North 186 131 West 100
feet to Knollwood Lane, the easterly line of'' which is parallel with
and 20 feet easterly from the westerly line for access between said
premises and Knollwood Lane and for the installation and maintenance
of utility lines and mains, it being agreed between the parties that
the maintenance of said right of way shall be borne equally between
the parties hereto and others having rights of way over the same and
subject to said rights of others to use said right of way.
SUBJECT to covenants and restrictions of record affecting said
premises.
THIS CONVEYANCE hereunder is subject to a certain mortgage executed
by John Gunther and Barbara Gunther, his wife, as mortgagors, to The
North Fork Bank and Trust Company as mortgagee which mortgage is dated
August 1, 1958, and was recorded on August 13, 195b in Liber 30$8 of
in the sum of $11,000.00.

of $10,073.10 with interest thereon at the rate of five and one-half
(5 ) per centum per annum from the date hereof, and the grantees
hereby assume and covenant to pay such mortgage debt and interest as
part of the consideration for this conveyance, it being further agreed
by the grantees that the lien of said mortgage, which heretofore has
covered only a part of said premises, shall now be spread to cover
the entire premises above described.

of beginning running along said southerly side of Knollwood Lane, North

Lane, at the point or place of BEGINNING.
