'g THIS INDENTURE, made the 8th day of February, Nineteen
"flundred and Sixty-five
Between MORRIS E. YOUNG and RITA G. YOUNG, his wife,
residing at 13 Cherrywood Lane, Lattingtown, Locust Valley, New Yo k,
parties of the first part, and RITA G. YOUNG, residing at 13 Cherry-
wood Lane, Lattingtown, Locust Valley, New York, BEVERLY YOUN
SNYDER, residing at 26 Middle Neck Road, Roslyn, New York, and
BRIAN A. YOUNG residing at 39 Marlett Drive. Milton, Florida, as

Q joint tenants with right of survivorship, parties of the second part,
h WITNESSETH, that the parties of the first part in consideratio
of the sum of One ($ 1.00) Dollar, lawful money of the United States,
and other goad and valuable consideations paid by the parties of the
second part, do hereby grant and release unto the parties of the secon
part, their heirs and assigns forever.
Parcel One
� A certain lot of land, with the buildings and improvements ther -
on erected, situated at Mattituck, Town of Southold, Suffolk County,
New York, and a part of a tract of land previously conveyed to Leone
D. Howell and wife by Mabel Hollister Houghton by deed dated the 17th
day of November, 1925, and recorded in the office of the Clerk of Suff lk
County in liber 1164 at page 180 of deeds an the 11th day of January. 11,26.
Said lot is on the north side of a right of way thirty (30) feet
wide established and now laid out by Leone D. Howell, running westerl
from another right of way twenty-five (25) feet wide established by an
agreement between Reeve, Tilly and Hollister, and recorded in the off ce
of the Clerk of Suffolk County in liber 629 of deeds at page 168 on the
5th day of September, 1907.
BEGINNING at a point on the northerly line of a 30 foot right
of way running easterly and westerly over land formerly of Leone D.

the westerly line of a certain 25 foot right of way hereinbefore describe ;
running thence along the northerly line of said 30 foot right of way,
two courses, as follows: (1) S. 70' 00' W. 32.64 feet; thence (2) S.
76' 38' 50" W. 67.36 feet; thence along land now or formerly of Leone
D. Howell and Lena F. Howell, N. 4' 49' W. 126.77 feet; thence on a
line parallel to and 30 feet southerly from the northerly line of land
now or formerly of Leone D. Howell and Lena F. Howell N. 84' 50' 50'
E. 98.09 feet; thence along other land of Leone D. Howell and Lena F.
Howell S. 4' 49' E. 108.62 feet to the point of beginning.
Parcel Two:
All that certain piece or parcel of property situate, lying and
being at Mattituck, Town of Southold, Suffolk County, New York, bound d
and described as follows:
BEGINNING at a point on the northerly side of a 30 foot right
of way running easterly and westerly across land now or formerly of
James Gray and wife, which said point is 390.14 feet westerly as mea-
sured along the northerly side of said right of way from the corner of
formed by the intersection of the westerly side of said right of way and
the westerly side of Reeves Avenue (also known as Camp Mineola Road ;
running thence westerly along the northerly side of said right of way on
a course S. 70' W. a distance of 20.12 feet to a point; running thence
N. 4' 49' W. a distance of 108.62 feet to a point; running thence N. 84'
50' 50"E. a distance of 19.42 feet to a point; running thence S. 4. 49-
E. a distance of 103.45 feet to the northerly side of said right of way at
the point or place of beginning.
TOGETHER with the right to pass and repass over the right of `
way established by an agreement between Reeve, Tilly and Hollister
from New Suffolk Avenue as far south as the hereinabove described ens
and west right of way (but no further south); thence over the said east

by Leone D. Howell and Lena F. Howell to Benjamin Haab and Walter
Fisher; thence southerly between the land so conveyed to Haab and
Fisher and land heretofore conveyed by Leone D. Howell and Lena F.
Howell to Fred M Jones, to the,waters of Peconic Bay. The last des-
cribed right of way is over a piece of property having a frontage of
about 95 feet on Peconic Bay and 60.5 feet on the southerly side of said
..at and west right of way, This strip of land is set aside by Leone D.
Howell and Lena F. Howell for the use of purchasers of lots having no
other access to the waters of Peconic Bay and shall be used in common
by such purchasers and such right of way shall be construed as running
with the land herein conveyed and may not be conveyed separately by
the parties of the second part herein,
TOGETHER with all right, title and interest, if any, of the
party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with
the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successor
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part
has not done or suffered anything whereby the said premises have been
encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the
Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such
