paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

q W said map was drily filed in the Suffolk County Clerkas Office on May 10, 1927, as Map Number
U 3 834, which lots are bounded and described as follows:
BEGINNING at the corner formed by the intersection of the Southerly side of Korn Road, with the
Easterly side of Founders Path;
RUNNING THENCE along the Southerly side of Korn Road, North 73 degrees 11 minutes East
155.70 feet;
THENCE South 22 degrees 21 minutes 20 seconds East 115.76 feet to lands now or formerly of
Aksten and the Southerly line of Lot 48 aforementioned;
THENCE along the division line of Lots 48 and 49, South 67 degrees 38 minutes 40 seconds West
140.73 feet tot- o-Xasterly side of Founders Path;
THENCE along the Easterly side of Founders Path North 28 degrees 35 minutes 10 seconds West
131.62 feet to the corner aforementioned, the point or place of BEGINNING.
Being the same premises conveyed to the Grantors herein by deed dated 1/28/47 recorded 2/18/47 in
Liber 2678 page 103 as Tax Lot 27 and by deed dated 8/31/55 recorded 9/9/55 in Liber 3969, page
184, as to tax Lot 28.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
r and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
1 }TOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
