WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,

Southold, County of Suffolk and State of New York as shown on a
certain map entitled, "Map of Nassau Farms situate at Peconic,
Suffolk County, New York, Otto W. Van Tuyl, Licensed Surveyor,
Greenport, New York" and filed in the Suffolk County Clerk's Office
as and by the Map No. 1179, bounded and described as follows-
BEGINNING at a stake set at the intersection of the southerly line
ossa r Sterling Road with the westerly line of said Bay Avenue as
shown on said map and running thence southerly along said westerly
line of Bay Avenue, 33 feet; running thence westerly at right angles
to said westerly line of Bay Avenue to the ordinary high water mark
of Baldwin's Creek (also known as Mud Creek); running thence
ISI northerly along said ordinary high water mark of Baldwin's Creek
(also known as Mud Creek) 30 feet, more or less, to said southerly
line of Sterling Road; thence easterly along said southerly line
of Sterling Road to the point or place of beginning.
SUBSECT to any state of facts that an accurate survey might disclose.
IIThe aforesaid premises are part of the premises conveyed to the
party of the first part under Parcel II (2) by deed dated the
14th day of September, 1944, which said deed was recorded in the
j Office of the Clerk of the County of Suffolk in Liber 2394 Page
166 of Deeds.
