Howell, his wife, by Mabel Hollister Houghton by its deed dated the 17th day of November, 1925 and recorded in the Office r_ of the Clerk of Suffolk County in Liber 1164 at page 180 of Deeds on the 11th day of January, 1926, Said lot is on the North side of right of wag thirty (30) feet wide ,hg established and now laid out by the former owners running --n!esterly from another right of way twenty-five (25) feet wide established by an agreement between Reeve, Tilly and Hollister, and recorded in the Office of the Clerk of Suffolk County in Liber 629 of deeds at page 168 on the 5th day of September, 1907, BEGINNING at a stone set in the Northerly side of said East and West right of way 733.29 feet Westerly from the intersection of said North side of said East and West right of way and the Westerly line of said _ North and South right of way established by the said agreement be- tween Reeve, Tilly and Hollister; running thence along said thirty (30) feet right of way two courses, as follows: (1) South 76038'50" West 58.05 feet to a concrete monument; thence (2) South 64007'50" West 55.91 feet: thence along other land of the former owners, three courses, as follows: (1) North 80'32120" East 192,12 feet; thence (2) along a line parallel to and thirty (30) feet Southerly from the Northerly line of the former owners North 84050'50" East 103,51 feet; thence (3) South 8044'40" blest 163.38 feet to the point of beginning. TOGETHER with the right to pass and repass over the right of way es- tablished by an agreement between Reeve, Tilly and Hollister from New Suffolk Avenue as far south as the hereinbefore described east and west right of way (but no further south) thence over the said east and west right of way as herein described to the westerly line of the lot herein conveyed. LIBER5850 RAGE113 TOGETHER with a right of way to the shore of Peconic Bay over a strip of land lying to the west of premises conveyed by the former owners, Leone D. Howell and Lena F. Howell, his wife, to Fred M. Jones being 60.5 feet on the southerly side of the last mentioned right of we and 95 feet in width on the bulkhead line on the shore of said Peconic-Bay, this strip of land being set aside by the former owners for the use of purchasers of lots having no other access to the waters of Peconic Bay and shall be used in common by such purchasers and such right of way shall be construed as running with the land herein conveyed and may not be conveyed separately by the purchaser herein. The parties of the second part for themselves, their heirs and assigns_ hereby covenants to and with the parties of the first part, their successors and assigns that they will not erect or permit or cause to be erected, on the above described premises, any outside toilet. That no building including porch line shall be erected within twenty-five (25) feet of the northerly aide of said east and west right of way and any residence erected on this lot shall face the said right of way, being the same premises conveyed to the parties of the first part by deed recorded April 18, 1958 in Liber 4450, page 216. Being the same premises as that conveyed to the parties of the first part by deed from Leone D. Howell and Andlena F. Howell, his wife, dated April 8, 1958 recorded April 18, 1958 in Liber 4450 of Con- veyances, at page 216.
