beginning running along said land of the party of the second part

to a monument; thence along land of the party of the first part, two
courses, as follows:
(1) North 57 degrees 04 minutes 40 seconds East, a distance of 425.0
foot to an iron pipe; thence
(2) South 30 degrees 22 minutes 20 seconds East, a distance of 259.39
foot to an iron pipe and land of Lice and others; thence along said
land of Luce and others, South 58 degrees 42 minutes 10 seconds .,est,
a distance of 411.0 foot to the point of beginning. Containing 2.431
