The validity of this permit is or may be subject to the approval of other governmental or municipal
authorities. The Town accepts no responsibility in applying for or obtaining such approval, In the
event that such approval is necessary, the holder of this permit shall not cc mmence operations here-
under until such approval has been obtained in writing. The failure to obtain such other approval when
required shall subject this permit to immediate revocation by the Trustees upon receipt by the
Trustees of written notice from such other governmental or municipal authorities of its refusal or
disapproval.
The appiicant does by the acceptance of this permit, assume all responsibility for operations under-
taken pursuant to this permit, and shall take all precautions for the prevention of injuries to persons
and property resulting from such operations. By such acceptance, the applicant also agrees to indemni-
fy and save harmless the Town, and its officers, agents and employees from any and all claims arising
from operations under this permit and any and all acts or omissions of applicant, his agent and
employees,
The applicant and the owner and occupants of the premises upon which the operations authorized by
this permit are being conducted, do, by the acceptance of this permit, give consent to the Towr., and
its officers and emoloyees to enter upon the premises where such operations are being conducted to
make such inspections as the Town may deem necessary to insure that such operations are being con-
ducted in conformity with this permit.

Dear Mr. Bonacci, P.C.~
The Planning Board has reviewed your request for a site
plan waiver.
It has determined that a site plan should be submitted for
the proposed expansion of the marina, which is to include an
increase in the number of boat slips, additional parking, the
creation of an outside boat storage area, and the addition of a
travel lift.
The site plan should include the following information:
1. Existing and propose~ grades, if any changes are
proposed°
2. Proposed number of' boat slips.
3. Parking calculations based on proposed number of boat
slips and proposed use of those slips: e.g. commercial.
vs. recreational. The pa~king area should be designed
to accom~date the commercial traffic (e.g. pick-up
trucks) and the travel lift operation.
4. Lighting plan.
5. Landscaping plan. ~'
6. Drainage calculations.
7. Zoning District, Tax Map Number.
B. Buildings to be removed.
It is the Board's understanding that there will be no
dispensing of fuel at this marina, and that all underground fuel
storage t~nks that.were on the property have been removed.
~P~re~lpt of twelve (12) copies of the site plan, the
Planning Board will start the coordinated environmental review
process with the Board of Trustees and any other agencies that
may wish to coordinate with the Town.
The proposed site plan that was submitted to the Planning
Board on May 16th is a good base map. However, the Board would
prefer that the land details be drawn at the 1"=20' scale in
conformance with the new site plan ordinance which was adopted
by the Town Board on May 23rd, and which will be effective upon
its filing with the State of New York.

This application was brought to my attention by Joan Schneider of the
Trustees. and as a result I had a long conversation with Mr. Banacci for
the applicant. Needless to say weare discussing a very controversial
issue, that being Marine use. Evidently there is different advise being
given to the applicant and some general confusion.
Please make sure all departments are aware of any applications before
you. and ail departments are contacted for input as to their own
requirements and coordination of SEQRA review.
There shall be no permits issued by any department for any building
or use until all departments have completed their approval process.

Gentlemen:
Pursuant to the instructions from the Town Planner and the
Building Department, we have submitted under separate cover two
copies of our proposed site plan modifications, together with the
application fee of $35.00.
As you are aware, the site was operated as a motel/restaurant/
full services marina. After it was destroyed by fire ma~y of the
original structures were removed excepting their foundations. The
site, however, has continued to be used as a marina. The original
application was granted for the replacement of the original dock
system. We would like to modify this application to include the
original floating dock along the bulk head and exclude the tee
dock. We ask that we be ~ranted permission to install pilings and
associated finqer docks as shown on our site plan.
We have taken the liberty of enclosing a copy of our letter to

The enclosed site plan reflects our most recent conceptual
layout of' our proposed marina. It is obvmous that the scale
of the project has been reduced. The changes were necessitated
when survey crews physically toc'ated the approximate ]imits of
the existing federal channel.
We have discussed the possmble relocatmon of the channel with the
Army Corp of Engineers. They have indicated ~hat nhere ms little
or no prcbability of the channel being moved. As previously
discussed, the proposed marLna will be run in conjunction with
the existing Mattituck shipyard. The proposed marina will no
longer be limited tc mhe ide~ of "an exclusmve yacht club". Our
plans will incorporate the commercial fishing craft, the existing
charter operatzon, as well as bo~ts ranging in size from
runabouts ~o small yachts.

headline. The regrading will also allow for the "outside storage"
of boa~s.

project will need a new application. The original permit, which was
issued on November 11,.1986, was extended until January 29, 1989. Since
only one extension can be granted and it has since expired, it must go

The following action was taken by the Board of Trustees
during their regular meeting held on January 29, 1987 regarding
the above referenced matter.
WHEREAS, Henry E. Raynor, Jr. on behalf of Alfred W. Cooke
applied to the Southold Town Trustees for a permit under the
provisions of the Wetland Ordinance of the Town of Southold,
application dated November 11, 1986, and
WHEREAS said application was referred to the Southotd Town
Conservation Advisory Council for their findings and
recommendations, and
WHEREAS, a public hearing was held by the Town Trustees
with respect to said application on January 29, 1987 at which
time all interested persons were given an opportunity to be
heard, and
WHEREAS, the Board members have personally viewed and are
familiar with the premises in question and the surrounding area,
and
WHEREAS, the Board has considered all the testimony and
documentation submitted concerning this application, and
WHEREAS, the Board has determined that the project as proposed
will not affect the heatth,.safety and general welfare of the
people of the Town,

There are two inspections required and the Trustees are to be

arise in the performance of the operations pursuant to such
permit in such amoun~ as shall be fixed by the Trustees, which
said policies shall name the Town as a name insured. Please take
further notice that this declaration should no~ be considered a
determination made for any other department or agency which may
also have an application pending for the same or similar project.
Please be advised that a $10.00 wetland inspection fee
is now due and payable. Upon remittance your permit will be
forwarded by mail.

We are writi~ in regard to the £1oats and pilings which were in mse
ay ~he Anchor Inn property owned by Mr. A. Cooke Jr. The £1oats ran
the ~u!l length of the property no~th and south and were held in
place by pilings.
After the Anchor Inn burned, the floats remained £or many years
beiag used by commercial fishermen. Eventually, the fishing boats
destroyed the £1oats. The floats were removed and disposed of.
Most pilings were removed so that fishing boats could maneuver to
the bulkhead. We have two pilings which were broken o££ this summer;
one is 200 ft. south of the north end of the property near the bulk-
head, the other is the piling which held the south end of tbs Tee
float. We have both pilings marked.

PROJECT DESCRIPTION
The pictures enclosed show the originial T-float and
~amp that pre-existed on this site.
The float is 8 feet wide by 40 feet long and was
supported by a series of pilings per the enclosed
sketch.
Also noted is reference point on broken piling existing
on the outside of the proposed floats to be established
at this location.
Floats will be a construction length of 6 feet by 20 feet.
These will be parallel to the existing bulkhead for the
length of the easterly property line - 650 feet.
It is the sole purpose of the applicant to restore
and rebuild one those floats, the single ramp, which
is 8 feet by 40 feet and T-dock which pre-existed.
