part, does hereby grant and release unto the party of the

BEGINNING at a concrete monument set at the southwesterly
corner thereof, and being point of Intersection formed by
the easterly line of Reeve's Avenue (also known as Bailey Road)
and the northerly line of a certain right of way, 20 feet in
width, and which point is distant 210.13 feet westerly from
the southwesterly corner of lands heretofore conveyed by
T. Lloyd Hamilton to Laurence P. Reeve and wife, measured
along the northerly side of said right of way on a course
running south 64 degrees 23 minutes west, and which point
is further distant 285.0 feet more or less southerly from
median high water line of Long Island Sound, measured along
easterly line of Reeves Avenue (also known as Bailey Road)
on a course running north 50 degrees 46 minutes 30 seconds
west, according to a survey by Alden W. Young, C. E., made
August 7th, 19+6 of Riverhead, N.Y.; running thence in a
general northerly direction along said easterly side of
Reeve's Avenue (also known as Bailey Road) north 50 degrees
46 minutes 30 seconds west, 285 Peet, more or less to median
high water line of Long Island Sound; thence in a general
easterly direction along said median high water line of Long
Island Sound, north 54 degrees 48 minutes 50 seconds east,
300 feet to land of Laurence P. Reeve and wife; thence in a
general southerly direction along land of Laurence P. Reeve,
and wife, south 32 degrees 11 minutes 10 second east, 309.93
feet to concrete monument set in northerly line of said 20 foot
right of way; thence in a general westerly direction along
the northerly line of said right of way, south 64 degrees
23 minutes west, 210.13 feet to the point or place of beginning.
