Inquiry of wetlands jurisdiction
for property of Nora Conant at Orient,
Suffolk County, New York
Town of Southold,
Dear Sirs/Ladies:
I am writing on behalf of my client Nora Conant, who plans to
construct a new residence on her Orient property next year, to
inquire as t~ the jurisdictional status of her property in regard
to its proximity to any adjacent wetlands. The property is in the
"Settlers at Oysterponds" subdivision in Orient near the
intersection of Orchard and King Streets overlooking Long Beach
Bay. The propertytax map designation is Suffolk County District
1000, Section 027, Block 02, Lot 2.005, and is located within a
R80 Zoning District. I have enclosed a copy of the latest
property survey and a location map t6 assist you. Please 1)
confirm if the property is within 75 feet or 300 feet of a tidal
wetland, and 2) if it is, what are the applicable town or other
regulations and restrictions on development, including building
construction, driveway paving, water/septic systems, etc.? As
recommended by your office, I will also write the New York State
Department of Environmental Conservation regarding any wetlands
jurisdiction they may have. Thank you for your consideration of
this matter. Please respond to my letterhead address.

above referenced property.
The Board found this project to be out of their jurisdiction as
long as the houseand all activities stay more than75' from
wetland line.
