The Trustees are in receipt of correspondence you received from
the above referenced group.
At this time the Board of Trustees would need more information
to determine if this project is in the jurisdiction of the
Coastal Erosion Hazard Area prior to ANY construction.
The Board would like to see a current survey showing the Coastal
Erosion Hazard Area line, the limits of previously disturbed
soils and all purposed cut, fill and construction activities.

Gentlemen:
We are in the process of starting the first two (2)
buildings at Cliffside. The foundations for these b6ildings,
"B" and "C" are already in.
Would you please send zne a letter stating what woul~ be
required, plus any fees, if any, necessary to complete these
two buildings. The original permit encompassed a pool and
five buildings. I plan lust to do the two waterfront
buildings nov;.
Would you please respond within the next two weeks. If
there is going to be a delay, please notify me. On past
occasions, if I don't call your department on a daily basis,
things seem to get lost or not attended to.
We plan to start momentarily, so I would appreciate you
sending me whatever would be required to renew my permit.

The Planning Board has reviewed the latest revised site
plans, and has deemed them satisfactory for distribution to the
Building Department, the Fire Commissioner, the Board of
Trustees, the Zoning Board of Appeals, the Town Engineer and the
Suffolk CounTy Planning Commission for review. The Board will
forward the comments of these agencies to you as it receives
them.
Application should be made to the Board of Trustees and the
Department of Environmental Conservation for all necessary
permits to consuruct the proposed walkway down the face of the
bluff.
Application should also be made to the Suffolk County
Department of Heattk Services for a permit for the pool.
The following observations are noted with regard to the
latest submission: white pines should be added to the front
yard and western buffer area to supplement the existing
deciduous vegetation which zs rather sparse. Also, the proposed
decking for the walkway to the beach should be in accordance
with Building Code standards.
Pursuann to Section 100-254 F.(3) of the Southold Town
Zoning Code, we are required to notify you to make an
application for a curb cut permit from the Suffolk County
Department of Public Works. Enclosed you will find a copy of the
letter which we received from the Suffolk County Department of
Public Works, which outlines additional information needed by
the County for its review purposes.
Please be aware that the Planning Board cannot place this
site plan on the agenda until all elements of Section 100-254 G.
have been satisfied.
If there are any questions, please do not hesitate to

Gentlemen:
We have reviewed the above referenced submittal. Specifically note that:
A permit from this Department will be required pursuant to Section 136 of
the Highway Law for any improvements this Department deems necessary along
the County right-of-way.
No widenings or reconstruction is presently planned for this County road
within the area of the subject site.
The proposed access to this development should be located opposite of the
access to the nursing home on the southside of C.R. 48, Hiddle Road.
Mitigation measures sl]ould be provided by the developer of this parcel to
increase sight distance to the mainline of C.H. 48 from the proposed drive.
The installation of acceleration and deceleration lanes may improve the
sight distance at this proposed access.
We are avare that a sight distance study was made at
developer's consulting engIneer. This study should be

This not~ce is issued pursuant to Part 617 (and Chapter 44 of the Town
of Southold Code) of the implementing regulations pertaining to Article
8 of the Envirionmental Conservation Law.
A Draft Envirionmental Impact Statement has been completed and accepted
for the proposed action described below. Comments on the Draft EIS are
requested and will be accepted by the contact person until February 11,
1988. A public hearing on the Draft ElS will be held on January 25,
1988 an 7:45 p.m. at the Southold Town Hall.
Name of Action : Cliffside Motel.
Description of Action : This proposal is for a 74 unit motel development
to be located on a 7± acre parcel of land in the Town of Southold at
County Route 48, just east of Chapel Lane. The project will consis of
six buildings containing 74 motel units along with the pool house and
manager's apartment as well as two tennis courts and a swimming pool.
Location: County Route 48, just east of Chapel Lane, Greenport in the
Town of Southold. Suffolk County Tax Map No. 1000-45-1-1.
Potential Envirionmental Impacts : traffi2 impacn on Route 25 and Chapel
Lane, negative impacns to the Long Island Sound due to soil erosion,
effects on the quality of drinking ground water and pollution with regard
no the environmenn, impacts to the bluff and beach.
