Lida that certain plot, piece or parcel of land, with the buildings and
the improvements thereon erected, situate, lying and being in the Village
of Mattituck, in the Town of Southold, County of Suffolk and State of
New York, known as lot number fourteen (14) on 'Map of Salt Lake Village,
Mattituck, Long Island", prepared by Otto H. Van Tuyl, C. E. filed in the
Suffolk County Clerk's Office May 10th, 1940, as map number 1310, together
with title to the center line of the roads in front of said lot number
fourteen (14) and together with an undivided one-twentieth (1/20th)
interestof, in and to so much of lots twenty-seven (27) and twenty-eight
(28) on "Map of Property of Lida Bartley, Mattituck, L. I." which map was
filed in the Suffolk County Clerk's Office July 27th, 1922 under number

subject to a right of way of other owners of numbered lots on the Map of
Salt Lake Village, and property to the north and west thereof, over the
same, and together with a right of way over Salt Lake Lane (sometimes
called Rochelle Place) to Bay Avenue.
TOGETHER with the right of ingress and egress between said lot and Salt
Lake Lane (sometimes called Rochelle Place) over the roads shown on said
"Map of Salt Lake Village" to a width of twenty (20) feet, and the exten-
sion of Old Salt Road to Salt Lake Lane (sometimes called Rochelle Place)

and subject to the right of ingress and egress granted or that may here-
after be granted,to other owners of property shown on said map and
Property to the north and west thereof, and together with a right of way
over the path as shown on said map from Old Salt Road to Salt Lake Village
Beach, and to the use of said beach in common with other lot owners for
bathing and boating.
TOGETHER with the right to use"THE COMMONS", yacht basin, Village Dock
and Boat Landing, and the two paths leading thereto from the flag pole
circle, and subject to the use of "The Commons" yacht basin, Village Dock
and paths in common by any or all owners of numbered lots shown on said
Map of Salt Lake Village and owners of property to the north and west
thereof to whom the same may be granted.
TOGETHER with the appurtenances and all the estate and rights of the
party of the first part, in and to said premises.
Subject to easements, covenants and restrictions set forth in a deed
made by American National Homes Corporation to George D, Ebinger and
Emma H. Ebinger, his wife, dated October 27, 1950, which deed was
recorded in the Suffolk County Clerk's Office on November 6, 1950 in
Liber 3148 of deeds, at Page 432.
BEING the. same premises which were conveyed by American National Homes
Corporation to George D. Ebinger and Emma H. Ebinger, his wife, by the
aforesaid deed, the said Emma H. Ebinger having died a resident of
Nassau County, New York, leaving her surviving the said George D. Ebinger,
