BEGI.:ING at a point on the northerly line of Deep Hole Drive,
521.42 feet southerly and then westerly along said Deep Hole Drive from
a proposed 50 foot highway to be known as "Theresa Drive", from said
point of beginning running along said northerly line of Deep Bole Drive,
N. 830 20t 4011 W. 100.0 feet; thence along land of the party of the
first part, N. 60 391 20" E. 150.0 feet to lot 3, as shown on "Map of
Deep Hole Creek Estates" filed in the Suffolk County Clerk's Office
as map No. 4256; thence along said lot 3, S. 830 20t 4011 E. 100.0 feet;
thence along other land of the party of the first part, S. 60 391 2011
W. 150.0 feet to the point or place of beginning.
SUBJECT TO the following covenants end restrictions: -
1. No buildings other than one private dwelling house for the
use and occupancy of one family and one private garage shall be erected
on said premises. No such dwelling shall have a first floor area of 1 -
less. than 1050 square feet, not including porches or garage, and shall E
s not cost less then :13,000.00.
2. The premises shall not be used for the manufacture or sale
of merchandise or goods of any kind, nor for the trade or business
whatsoever, nor for the display of any advertising or commercial signs.
3. He stables, open cesspools or outside toilets shall be
created on said premises, and no nuisance shall be created or allowed on
said premises, and no use'shall be made thereof that shall be dangerous-
to the health of, or offensive to the senses of sight or smell of the
party of the first part, his heirs or assigns; or owners of the premises '_
adjoining the premises hereby conveyed and neighboring properties.
4. No fences or hedges over 4 feet in height shall be erected
on said premises, and any such fence or hedge shall be maintained and
kept in good appearance.
5. No fowl, poultry, animals or livestock shall be kept on said
premises other than two (2) domestic pets.
