7 THIS INDENTURE, signed on March 23, . 1992, by EUGENE FISCHER and MARGARET
FISCHER, his wife, Grantors, whose pest office address is 5900 Madison

FISCHER, Trustees, Grantees, whose post office address is 5900 Madison
Street, New Port Richey, Florida 34652,
u WITNESSETH: That the Grantors, for and in consideration of the sum of

ledged, hereby grant, bargain, sell, alien, remise, release, conveeyy and
V' confirm unto the Grantees, all that certain land situated in the County of
Z Suffolk, State of New York, viz:
ALL the certain plot, piece or parcel of land,T with the buildings and

O Suffolk, State of New York, more particularly bounded? and described as
follows:
BEGINNING at a point on the northeasterly line of Horton's Lane, distance
458 .88 feet northwesterly, measured along the said northeasterly line, of
Horton's Lane, from Soundview Avenue, said point of beginning being the
westerly corner of wand of O'Connor;from said point of beginning running
along said northeasterly line of Horton's Lane North 64 degrees 50 minutes 00
seconds West 85. 61 feet to the Southerly side of a 20 foot right of way;
THENCE along said 20 foot right of way, three courses:
1. Northwesterly on a curve to the left having a radius of 25. 0 fe"t, a
distance of 39 . 27 feet; thence
2 . Westerly on a curve to the left having a radius of 225.88 feet; a
distance of 87 .54 feet; thence
3. North 14 degrees 59 minutes 20 seconds East 81.95 feet to said land
of .:O'Connor;
THENCE along said land, two courses:
1. South 67 degrees 51 minutes 00 seconds East 210. 80 feet; thence
2. South 25 degrees 10 minutes 00 seconds West 100. 0 feet to the point
of BEGINNING.
FULL POWER AND AUTHORITY is granted by this deed to the Trustees to
protect, conserve, sell, lease, improve, to convey either with or without
consideration, to mortgage, pledge or otherwise encumber said property, and
to manage and dispose of the real property or any part of it described in
this recorded instrument. Upon the recording of either the death certificate
of either Trustee or an affidavit indicating the incapacity of either
Trustee, the other Trustee named above shall have the power and authority
granted by this paragraph.
No purchaser, grantee, mortgagee, lessee, assignee or any other person
dealing with the Trustees need see to the application of any proceeds of any
sale, lease, mortgage or pledge, and the receipt of the Trustees of such
proceeds shall be a complete discharge therefor. Any and all persons,
including but not limited to grantees, mortgagees, lessees, transferees and
assigns dealing with the Trustees need not inquire into the identity or
status of any beneficiary under this deed or any collateral instrument, nor
inquire into or ascertain the authority of the Trustees to act in or exercise
the powers granted by this deed or adequacy or disposition of any
consideration paid to the Trustees, nor inquire into the provisions of any
unrecorded Trust Agreement and any amendments thereto collateral thereto.
The Successor Trustee to the Trustee, in order of nomination are: ROSE
ANN HEYNE; and MARY LOU MANFREDI. An affidavit signed by any Successor
Trustee under this instrument, acknowledged by said Successor Trustee before
a notary public, and in recordable form shall be conclusive evidence upon all
persons and for a"+.l purposes of the facts stated in the affidavit
representing the terms of this instrument and the identity of the Successor
Trustee who from time to time is serving under it. Upon the recording of
said affidavit in the county where this real property is situated, the
Successor Trustee shall have all of the title, powers and discretion given by
this deed to the Trustees, without any act of conveyance or transfer.

presents the day and year first above written.
