BEGINNING at a point on the Northwesterly aide of Deer
Drive distant 451.94 feet Southwesterly, when measured along the
same from the corner formed by the intersection of the Northwesterly
side of Deer Drive and the southerly side of Westphalia Road;
running thence South 45 degrees 05 minutes 20 seconds West 130
feet along the Northwesterly side of Deer Drive; thence North 44
degrees 54 minutes 40 seconds West 166 feet alon_c. the Northeasterly
aide of Lot 15 on said map; thence along an old ditch having a tie
Line of North 50 degrees 48 minutes 00 seconds East 130.65 feet
along Land now or formerly of Bennett; thence South 44 degrees 54

said map-153 feet to the Northwesterly side of Deer Drive at the
point or place of BEGINNING.

the Office of the Clerk of the County of Suffolk on September 6th,
1960, in Liber 4869 of conveyances, at page 322.

TOGETHER with all right,title and interest,if any,of the party of the first part of,in and to any streets and
roads abutting the above-described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the parry of the first part in and to aid premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the distributee or successors and
aadgm of the party of the second par[forever.
_- AND the party of the fiat part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first pan will receive the consideration for this conveyance and will hold the right to receive such comid-
eation as a trust fund to be applied tint for the purpose of paying the costs of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premise have bcen incumbered in any way whatever,except as aforesaid.
