REMFORD PROPERTIES, INC., a corporation organized and existing under
the business corporation law of the State of New York, having its
principal office at Box 176, Hauppauge, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of
Ten ($10.00)--------------------------------------------------dollars,
lawful money of the United States,and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,

Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument set on the northeasterly line ofCox's
Lane, distant 1633,27 feet northwesterly along said northeasterly line
from the corner formed by intersection of the said northeasterly line
with the northwesterly line of Main Road, which point also divides
land of the seller herein and land of Leander Glover;
RUNNING THENCE along said last mentioned land North 50 degrees
53 minutes 30 seconds East 490.68 feet to a monument;
RUNNING THENCE still along said last mentioned land North 85
degrees 57 minutes 10 seconds East 434.95 feet to land of Robinson;
RUNNING THENCE along said land of Robinson South 43 degrees 48
fminutes 40 seconds East 638.72 feet to a monument and land of Rysko;
f RUNNING THENCE the following four courses along land of Rysko:
(1) South 31 degrees 04 minutes West 103.51 feet;
(2) South 23 degrees 44 minutes 00 seconds west 166,46 feet;
(3) South 43 degrees 44 minutes 40 seconds West 5,65 feet;
(4) Thence South 43 degrees 05 minutes 20 seconds East 461.06 feet,
to a point thereon which is exactly 275 feet northwesterly of Main Road
when measured along the same course extended to said Main Road;
RUNNING THENCE in a southwesterly direction along other land of
the seller herein a distance of 570 feet, more or less, to a point on
the said northeasterly line of Cox's Lane which is located 275 feet
northwesterly along said northeasterly line from the corner formed
by the intersection of said northeasterly line of Cox's Lane with
Athe northwesterly line of Main Road;
RUNNING THENCE northwesterly along the said northeasterly line of
Cox's Lane a distance of 1558,27 feet to the monument at the point of
beginning.
A purchase money mortgage made by Rumford Properties, Inc. to
Matthew J. Mullen and Marion Mullen, his wife, in the amount of
$28,000.00 as part consideration for the purchase of the above
described premises, is intended t0 be recorded simultaneously herewith.
